- An off-plan sale; construction has not started and handover is at the end of 2027.
- Not eligible for the Golden Visa; the Attica threshold is EUR 800,000 with a 120 m² requirement.
- A port area can mean noise and heavy traffic.
- The rental guarantee ends after five years; the yield after that depends on the market.
