Location: what it means to sit next to Meadowhall
The scheme sits in the Don Valley regeneration corridor, beside Meadowhall Interchange. The Interchange brings rail, tram and bus together at one point, and Sheffield city centre, Rotherham and the employment sites around the valley are reached from it without changing. Next door, Meadowhall Shopping Centre is one of the largest covered centres in the United Kingdom and a significant employer in its own right.
The other draws nearby are Utilita Arena Sheffield, the Advanced Manufacturing Park, Sheffield Business Park, Northern General Hospital, the Olympic Legacy Park and Forgemasters. The list also explains why tenant demand here does not rest on one sector: retail, advanced manufacturing, healthcare and the events economy sit within the same radius.
What is on site
The development is fully gated. The 83 parking spaces include visitor and accessible bays, and there is electric vehicle charging and a bicycle store. The apartments have private balconies or terraces and the communal areas are landscaped. A gated layout, new build specification and parking that comes with the unit are what separate a letting advert at this price from the older stock in the area.
Tenant profile
Sheffield has a population of over 580,000 and, with two universities, around 60,000 students. On the Meadowhall side the backbone of demand is not the student but the tenant working in the employment sites around it: the shopping centre and logistics, the engineering profile of the Advanced Manufacturing Park and Sheffield Business Park, and the clinical staff of Northern General Hospital. The events calendar at the Arena then creates a separate demand for short lets.
The return: where the 8% and 16% figures come from
The developer sets out two scenarios. On a long tenancy (AST) the forecast gross rental return is up to 8%, and on short lets (STL) up to 16%. Both are the developer’s own forecast, neither is a guarantee, and both are gross figures.
| Scenario | Developer forecast | What the figure is |
|---|---|---|
| Long tenancy (AST) | gross, up to 8% | before service charge, tax and voids |
| Short let (STL) | gross, up to 16% | before management, cleaning, platform fees and voids |
The short let figure looking like twice the long one does not mean short letting is twice as profitable; the two numbers do not measure the same thing. On a short let the income is the nightly rate multiplied by occupancy, and out of that come platform fees, cleaning, bills, management and the nights that go empty. On a long tenancy the income is steady once the tenant is in and the operating load is markedly lower. That the lease here permits short letting is an advantage, but which scenario suits you depends on how much management you want to carry and how much risk you want to take. For the rules and the costs of short letting, see Airbnb and short lets in the UK is worth reading.

The payment plan and finance
The payment plan rests on a 20% deposit at exchange, with the balance paid on completion. Because completion is forecast for 2029, part of your money is tied up in the meantime; buying off plan means writing that period, and the chance of a delay, into your budget. If you plan to borrow at completion, remember that the application is made close to the completion date and that the rent test is run at the interest rate of that day; we set out how a landlord’s loan works on our buy to let mortgage page.
Total cost
On top of the apartment price come stamp duty, legal fees, the land registry fee and, for a buyer living abroad, additional verification fees. You can work out your own scenario in the capital.works purchase cost calculator.
What to Check Before You Decide
The first point is the completion date. 2029 is a forecast; an off plan programme can slip and your deposit is tied up throughout. Have your solicitor confirm whether the contract carries a longstop date and how the deposit is protected. The second point is what the return figures are: the 8% and the 16% above are the developer’s forecast, they are gross, and there is no guarantee they will be achieved. The third point is short letting: the lease here carries no restriction, but the council’s licensing and permission rules can change over time, so ask where they stand before you make an offer. The fourth point is that the Savills price growth forecast for the region is a third party estimate; build your plan on the rent itself rather than on capital growth.
Sheffield and the region
Savills forecasts house price growth of around 28.2% in Yorkshire and the Humber by 2029. That is an estimate a property consultancy publishes for a whole region, not the value growth of one scheme or one apartment. On the developer side, 9 Property Group has completed more than 1,000 homes and student units across over 14 schemes, with a total development value above £125.6m.
Frequently asked questions
Where is Interchange Residences? In the north east of Sheffield, at Tyler Street, Meadowhall, S9 1GL, next to Meadowhall Interchange and Meadowhall Shopping Centre.
Where do prices start? A one bedroom apartment of 40 m² starts at £127,000. Two bedroom apartments run up to 85 m² and their prices are confirmed unit by unit.
When is completion? It is forecast for 2029, with full planning permission in place. On an off plan purchase the completion date is a forecast, so have the longstop clause in the contract checked.
How much is the deposit? 20% at exchange. The balance is paid on completion.
Is the 16% rental return guaranteed? No. The 16% is the developer’s published gross forecast for short letting, struck before management, cleaning, platform fees and voids. On a long tenancy the forecast gross return is up to 8%. Neither is a guarantee.
Is there any restriction on short letting? There is no restriction on the lease side of this scheme. The council’s licensing and permission rules apply separately and can change over time.
We are an FCA authorised credit broker (FRN 1049015) and a NACFB member; at Interchange Residences the purchase, the finance, the residence side and the management after completion are run by one team.
