Thermae View Residences is OIKOS Property Developments’ project in Thessaloniki. All 37 apartments, over five floors, are one bedroom units of roughly 35 to 40 square metres. The layouts are drawn to make every square metre count and to take in as much daylight as possible. Handover is 30 June 2028, with a six month grace period.

The developer, OIKOS Property Developments, is based in Athens and has been in the Greek housing market for more than 15 years. It has offices in Cyprus and China and a wide partner network that includes Türkiye. The Sokio Hotels & Resorts brand is theirs as well, and they run partnerships with Best Western and Wyndham. At the Luxury Lifestyle Awards they were named Greece’s best luxury hotel developer.

Why Thermae View?

The real strength of Thermae View is where it sits. The project is inside the healthcare cluster of Thessaloniki: six hospitals are within walking or a short drive, some of them university hospitals. Add to that 300 metres to Nea Paralia, the city waterfront, and 700 metres to Analipsi station on the metro that opened at the end of 2024. Because the metro is new, the transport advantage along this line is not yet fully reflected in prices.

  • Nea Paralia waterfront: 300 m
  • Analipsi Metro Station: 700 m
  • Bus stop: 110 m
  • Thessaloniki Dermatological Hospital: 750 m
  • Euromedica: 1.1 km
  • Ippokratio General Hospital: 1.2 km
  • Theagenio Cancer Hospital: 1.8 km
  • AHEPA University Hospital: 3.4 km
  • Makedonia Airport: 11.3 km

Daily life

Everyday needs are very close: a pharmacy at 12 metres, a bus stop at 110. The waterfront is the most used part of the city for walking and cycling. Thessaloniki is calmer than Athens and noticeably cheaper, so the same budget buys a more central location.

Rental yield and tenant profile

The tenant profile is clear: healthcare staff working in the hospitals, university students, young professionals and couples. Apartments of 35 to 40 square metres are the fastest letting product in this market. The developer also provides a rental guarantee of 3 years at 3%, so the yield for the first three years is fixed by contract.

Communal areas and specification

  • Air conditioning in every room, plus integrated oven, hob and extractor, included on handover
  • Beige or cream ceramic floor tiles, 120x60 cm or 60x60 cm
  • Floor to ceiling, fully fitted wardrobes
  • Soft close hinges and drawer runners, high pressure laminate worktop
  • Laminated security entrance door

Who is buying?

Investors after rental yield, and buyers who want a second home in Greece. The scheme is developed by converting an existing building into housing, so it falls in the €250,000 Golden Visa tier, and that tier carries no floor area rule.

Total cost: what do you actually pay when buying Thermae View?

Greece has no stamp duty. Because these projects convert existing buildings, the 24% VAT that applies to new construction does not arise either; the buyer pays the 3.09% transfer tax instead. The table below is indicative, based on the starting price.

ItemAmount
Property price€256,000
Property transfer tax (3.09%)€7,910
Notarial fees (1.70%, VAT included)€4,352
Legal fees and due diligence (1.24%)€3,174
Land registry (0.70%, VAT included)€1,792
Fixed items (engineer, E9, power of attorney, postage)€684
Approximate total€273,912

If you will apply for a residence permit, state fees, the permit card and health insurance are calculated separately. For your own scenario you can use our Greece purchase cost calculator.

What to Check Before You Decide

  • An off-plan sale. Handover in mid 2028, with a six month grace period written into the contract.
  • Golden Visa eligibility rests on the conversion tier; before applying, the current rules and the scheme’s own eligibility have to be confirmed with your Greek lawyer.
  • Once the rental guarantee ends, the yield depends on market conditions.
  • The apartments are small; this is a letting product, not one for family use.
  • The Thessaloniki rental market is thinner than Athens, and the buyer pool on exit may be narrower.

How does Thermae View compare with the alternatives?

  • Cheaper than our Athens projects: the same budget buys a larger apartment.
  • If you are looking with the Golden Visa in mind, Levante Villas is the only eligible project in our portfolio.
  • The entry ticket is lower than the Dubai projects, though Dubai has no rental income tax.

We can work out together which project fits your goal, based on your budget, intended use and exit plan. We can tell you the same day which apartments are available at Thermae View and at what price.
