Curve is the sixth in OIKOS’s Park series in Ilion. Unlike the other projects the mix here is broad: garden duplexes, standard apartments and roof garden units together. As an example, the two bedroom front duplex has 93 square metres in total, made up of 60 square metres internal, a 24 square metre garden and a 10 square metre balcony.

OIKOS Property Developments is based in Athens with more than 15 years of experience. The Park series in Ilion is its sixth project in the area; building repeatedly in the same neighbourhood shows it knows the district.

Why Curve?

Directly opposite the project there is a cycle path and parkland. That is not common in the dense fabric of Athens and it is the real reason the garden duplexes make sense here. Where the rest of the portfolio is largely rental apartments of 30 to 60 square metres, Curve is a product aimed at family use and the upper middle income bracket.

Daily life

Ilion is a sub centre about 6 kilometres from central Athens. Bournazi Square is a 15 minute walk and is the local meeting point with its cafes, restaurants and boutiques. Antonis Tritsis Park is one of the largest green spaces in Athens and is an 11 minute drive away.

Rental yield and tenant profile

Garden and roof garden units are rarer in the rental market, which reduces competition. Family tenants, on the other hand, stay longer but are more selective. The developer provides a rental guarantee of 3 years at 4%. The two apartments currently for sale are standard units at EUR 250,000; we need to confirm availability for the duplexes.

Total cost: what do you actually pay when buying Curve?

Greece has no stamp duty. Because these projects convert existing buildings, the 24% VAT that applies to new construction does not arise either; the buyer pays the 3.09% transfer tax instead. The table below is indicative, based on the starting price.

Risks and what to watch for

• Ilion is away from the centre with no metro connection, so a car is needed.
• Garden units carry more maintenance responsibility and cost than an apartment.

• Oasis offers two bedroom units and a ground floor hot tub in Peristeri, close to the metro.
• Kifisia Suites is in a more prestigious area but only two apartments remain.
• Boulevard and Trinity are close to the centre, but entirely in the rental apartment mould.
