Hello everyone. A London scheme that carries a hotel brand’s name and genuinely takes its service from that hotel. Today we are looking at One Nine Elms and its Park Hyatt branded residences.

One Nine Elms consists of two towers on the riverside at 1 Nine Elms Lane: the 58-storey City Tower and the 160-metre, 42-storey River Tower. There are 437 homes in total. The 103 apartments from the 20th floor of the River Tower are the Park Hyatt London River Thames branded residences. The architecture is by KPF (Kohn Pedersen Fox).

What does a branded residence mean?

In a branded residence the apartment is tied to a hotel operator’s service standard. Here that is Park Hyatt: residents have access to the hotel’s facilities around the clock, the concierge comes from the hotel team, and room service and housekeeping can be requested. The price of that shows in the price per square metre and in the service charge; in return the apartment appeals to a distinct pool of tenants and buyers.

Risks and what to watch for

  • The service charge in a branded residence is markedly higher than in an unbranded scheme, because the hotel services feed into it. Ask for the annual figure in writing.
  • The entry price is above the Nine Elms average. The price per square metre is around twice that of unbranded schemes in the same area.
  • The buyer pool in this segment is narrow; liquidity on resale can be lower than for mid segment apartments.
  • Floor and aspect change the price considerably; the difference between the River Tower and the City Tower is not only the view but access to the service.
