Can two people buy a home together in Greece? Yes, there is no obstacle on the purchase side. But if the Golden Visa is the aim, joint ownership changes the arithmetic, and that is worth knowing from the start.

How does the purchase process work for joint buyers?

  • Each buyer needs their own tax number (AFM). It can be obtained by power of attorney from abroad.
  • Each buyer needs an account at a Greek bank; payments must pass through the banking channel.
  • The shares are stated in the notarial deed. They do not have to be equal.
  • The purchase can be completed by power of attorney; neither owner has to be present in Greece.

The cost items are calculated on the property and are not changed by the number of owners: transfer tax, notary, lawyer and land registry fees. For your own scenario you can use our Greece purchase cost calculator.

The Golden Visa side: this is where care is needed

The general rule is this: where the co-owners are not spouses, each owner’s own share has to meet the threshold on its own. Two friends cannot buy one property half and half and both obtain a Golden Visa; each share must exceed the threshold.

For spouses the position is different. Spouses can combine the investment to meet a single threshold; one holds the investor permit and the other is attached to it as a family member. One investment corresponds to one investor permit.

The thresholds vary by region and property type, and after the 2024 reform they moved to a tiered structure. The current table is in our Greece property guide. In joint ownership, confirm with your lawyer which threshold applies to the share, according to the region where the property is located.

The right to apply arises on transfer of title; there is no need to wait for a conversion or permit process to be completed.

What to Check Before You Decide

  • Is your aim residency or return? If you are buying purely as an investment, joint ownership is no problem; if you are aiming at residency for two people, the share structure decides it.
  • Whether you are spouses changes the rule. Combining is possible for spouses, not for siblings and friends.
  • Check the short let restrictions. Daily letting has been limited in some areas; build your return plan accordingly.
  • Selling a share. Selling a jointly owned property requires the owners’ consent; put the exit rule in writing before the notary.
