Can two people buy a home together in Georgia? Yes, and this is the shortest process of the four markets. Transfer of title is completed the same day, and the only cost is a 100 dollar registration fee.
The purchase side: why is it this simple?
- Transfer of title is completed in a day at the public registry.
- The only cost is a 100 dollar registration fee. No additional purchase tax arises for a foreign buyer.
- More than one owner can be registered on the title and the shares are shown in the register.
- Annual property tax does not work as it does in the UK; the tax burden is markedly lighter.
There is no restriction on foreigners acquiring property other than agricultural land. Agricultural land is subject to a separate regime and is not the subject of this article.
The residence permit side: here care is needed
Georgia has a short-term residence permit based on property ownership. According to the Public Service Development Agency’s own page, the threshold is that the market value of a property other than agricultural land must be above the lari equivalent of 150,000 dollars. That figure rose on 1 March 2026; it was previously 100,000 dollars, and a great many sources online still quote the old number.
The value has to be determined by a certified assessor from a body accredited by Georgia’s accreditation centre; the sale price on its own is not treated as sufficient. For amounts above 300,000 dollars there is a separate investment permit route.
How this threshold applies in joint ownership, that is, whether each owner’s share is assessed separately or the property is assessed as a whole, is not stated clearly in the published texts. Do not build a residency plan on it without confirming the point with a Georgian lawyer. We manage the process and the flow of documents; the application is run by an authorised lawyer.
A practical warning
In entry level projects apartment prices sit well below this threshold. For example, in the Gonio Pearl project on the Gonio coast in Batumi, the shell finish price starts at 2,000 dollars per square metre; a 30 square metre studio is 60,000 dollars. Even if two people buy that apartment together, the total value stays below the residency threshold. If residency is your aim, the budget has to be set accordingly.
Letting and management
An apartment bought jointly can be let annually, monthly or by the day. The project management can take on the letting, or the owners can run it themselves. In a jointly owned property the form of letting has to be decided together; put in writing from the start how income is split between the shares and whose account the expenses come out of.
What to Check Before You Decide
- If residency is the aim, verify the threshold first. The figure changed in 2026 and how it applies in joint ownership is not clear.
- Valuation rests with an assessor. What counts is the market value set by an accredited assessor, not the price you paid.
- The speed of the process is an advantage, but do not let it rush you. Title coming through in a day is no reason to sign a contract unread.
- Georgia is a new market in our portfolio. Resale and letting data does not go back as far as in the UK or Dubai; build your exit plan with that depth of data in mind.
- Prices are in dollars. The price and the payment plan are in dollars; if your income is in another currency, allow for the exchange rate.
