Gonio Pearl is a mixed use scheme on Andria Pirveltsodebuli Street, on Gonio beach within Batumi, Georgia: one block is a 200 room hotel, one block is residential for sale (block A), and the scheme has its own private beach. It is developed by Metro Atlas Georgia, with Gonio Inn JSC as the project company. There are 214 apartments in total on floors 3 to 16, from a 30 m² studio to a 296 m² penthouse. Apartments are handed over as a shell, with interior finishing optional.
Current availability (26 October 2026). 169 of the 214 apartments are available. Sizes run from 30 m² to 296 m²: mostly compact apartments of 33 to 66 m², larger apartments of 80 to 107 m² on the upper floors, and a single 296 m² penthouse.
Fiyatlar. The price is set at $2,000 per square metre, starting at $60,000 for 30 m². Interior finishing is optional at a further $500 per square metre.
Completion. Construction is complete and the final works are under way; handover is January 2027. The contract allows only for a weather related extension of up to six months, and no other delay is expected.
Konum. Andria Pirveltsodebuli Street 1, Gonio, Batumi. Gonio is a seaside settlement south of Batumi: central Batumi is 10 to 15 minutes by car and Batumi Airport 15 minutes. The project faces the marina and has its own beach.
Olanaklar. The scheme has two blocks: a 200 room hotel block and a residential block for sale. Covered parking for 102 cars on the ground floor; shops, cafes and restaurants, a spa and social areas on the lower floors; a private beach and sea views. The apartments for sale are on floors 3 to 16.
Kira ve kullanım. The residential block consists entirely of apartments for sale and suits yearly, monthly or daily letting. If the owner wishes, the project management runs the letting from end to end; otherwise the owner can let it themselves, Airbnb included. The 200 room hotel block next door makes short term letting easier.
Aidat. Once the apartments are finished and the site management is fully running, the service charge is forecast at about $1 per square metre per month. The exact figure is set when the management takes over.
Payment plan. 40% deposit, with the balance over 12 instalments and no interest.
Tapu ve teslim süreci. The title transfer is completed at the registry in one day, and the only cost is a $100 registration fee. Legal work, translation and residence paperwork are handled by the developer’s own office team.
