The most striking thing about the scheme is its yield: in the developer’s own price list the gross rental yield is given as 5.2% to 6.4% . That is one of the highest bands among the UK schemes in our portfolio. The reason is simple: the entry price is far below London, while tenant demand in Stevenage is tied to London. Stevenage station is on the same street as the scheme and there is a direct train to King’s Cross.
Tenure is a 999 year leasehold running from 28 November 2024. The estimated service charge is £2.36 per square foot, clearly below the London schemes. Two and three bedroom apartments can buy a right to park with an EV charge point for £15,000, with an annual parking charge of £57.
