On the published sales list it checked on 12 October 2026, capital.works® saw the entry price at £1,063,000 for a one bedroom home.
River Park Tower is not River Tower
One Nine Elms consists of two towers joined by a glazed bridge. Gleeds and Wikipedia call the 42 storey tower River Tower; the Park Hyatt London River Thames hotel and its branded residences are in that one. The same sources call the 57 storey tower City Tower. The sales side, Multiplex and the construction press call that same 57 storey tower River Park Tower. So there are two separate buildings with near identical names, and when you compare the prices you need to know which one you are looking at. We hold a page for each of them.

Tenure, service charge and floor area
The lease runs 999 years from 10 May 2024. The service charge is given as an estimated £9.49 per square foot per year, which sits near the top band for riverside branded schemes in London. The sales list does not publish flat areas, so this page gives no square metre figure; it is requested per flat at the offer stage. Because the service charge is calculated per square foot, the area figure sets the annual cost directly.
How the access to hotel services should be read
The sales copy says River Park Tower residents are given preferential access only to selected services at the neighbouring Park Hyatt London River Thames hotel. That does not mean every hotel facility is included in the price of the home. Which of the pool, spa and similar areas are included and which are chargeable should be asked for in writing before contract. The building has its own amenities, among them a 24 hour concierge, a business lounge, screening rooms, a fitness centre, a serenity suite, and a residents lounge and terrace on the 50th floor.
Location and comparison in Nine Elms
The address is 1 Nine Elms Lane, London SW8 5HD. Vauxhall and Nine Elms stations are both walkable, and Battersea Power Station and Westminster are close by. The concentration of embassies in the district shapes the tenant profile. Compare on the same bedroom count and a similar internal area; a lower purchase price does not mean a lower annual cost or a higher rental yield.
Total purchase budget
Stamp duty, legal and land registry costs, and any finance costs are added to the price of the flat. Stamp duty varies with the buyer’s residence position and whether they own another home. The service charge and the chargeable services form an annual budget separate from the purchase costs. Without a specific buyer scenario, a single total cost figure would not be accurate.
