Does Buying a Home in the UK Give You Residence?

Written by: · Updated:

No, it does not. Buying a home in the United Kingdom gives you no visa and no right of residence. Ownership and immigration status are entirely separate legal frameworks. The Tier 1 (Investor) visa, which granted residence for investment, closed to new applications on 17 February 2022 and has not reopened. Even while that route was open, property was not among the qualifying investments.

Does the UK have a Golden Visa programme?

It does not. There is no active programme in the United Kingdom granting residence in return for property or capital investment. Programmes of that kind exist in other countries and their terms differ widely.

CountryResidence through propertyThreshold
United KingdomNo, there is no such programmeNone
GreeceYes, the Golden Visa€800,000 in Attica and Thessaloniki, €400,000 elsewhere, €250,000 where a commercial building is converted into housing

We set out the Greek thresholds, the floor area rule and the process in our Greece Property Guide page, and the programme itself in our article on the Greek Golden Visa .

So how do you get residence in the UK

Residence is granted through a route, not through a property: Skilled Worker, Global Talent, Innovator Founder, UK Expansion Worker, student and Graduate, and the family routes. Each has its own conditions and its own timetable to settlement. The detail is on our UK residence permit page, and the work side on our work visa page.

So does buying property have nothing to do with residence

Nothing directly, something indirectly. If you plan to settle in the UK through a route, it makes sense to shape the purchase around that timetable: which city you will live in, how your residence status will be assessed for a mortgage, and whether you will pay the non-resident stamp duty surcharge and later be able to reclaim it. Those are property decisions and they are our work. The visa itself is not.

Frequently asked questions

Does owning a home give me an advantage in a visa application? No. Property ownership is not a criterion in an immigration assessment and it neither helps nor harms an application.

Is there really no route that grants residence for investment? Not at present. Tier 1 (Investor) closed in 2022. On the entrepreneurial side there are Innovator Founder and UK Expansion Worker, but those are routes granted for building a business, not for capital.

Does owning a home affect a citizenship application? It does not. Citizenship looks at continuous residence, the length of status, and the language and integration conditions.

If I want residence through property, where should I look? The Greek Golden Visa is the closest and the most transparent option. On the conversion tier the threshold is €250,000 and there is no floor area requirement.

Can I come on a visitor visa and buy a home? You can. Buying property requires neither a residence permit nor citizenship, and the process can be run from Türkiye under a power of attorney.

An important notice

capital.works® is a property consultancy and does not provide immigration advice. Giving immigration advice and services in the United Kingdom is a regulated activity; only advisers authorised by the Immigration Advice Authority (IAA) and solicitors registered with the SRA may provide it.

For a visa, residence or citizenship application we refer you to our authorised immigration solicitor, and it is essential that they run the visa process. On our side, capital.works® shapes the property and mortgage planning around it. You can check whether an adviser is authorised on the official register on GOV.UK .

The next step

If your aim is residence, the real question is which country and which route. If your aim is yield, the subject is property alone. To plan both together, write to us; the visa side is run by our authorised immigration solicitor and the property side by us.

The current amounts of the visa, health surcharge and settlement fees are on our How much are UK residence fees page.

If you are buying from Türkiye, we set the process out step by step on our What do I need to do to buy a home in the UK from Türkiye page.
