Why Dagenham Green?

A neighbourhood built where a factory stood: the scheme is rising on the 45 acre site that held Ford Motor Company’s Stamping and Tooling Operations. Dagenham Green Rental Yield

For an investor this is the most important part of the article. In the developer’s price list dated 8 September 2026 the gross rental yield is given as 5.0% to 6.2% . The one bedroom apartments in The Liberty let for £1,700 to £1,825/month and they hold the top of the yield range.

Total Cost: What Do You Actually Pay?

Many overseas buyers look only at the apartment price and meet a surprise at completion. Let us work out the real cost on a £330,000 property. Stamp duty (SDLT) in the United Kingdom is banded: 0% up to £125,000, then 2%, 5%, 10% and 12%. On top of that, non-residents pay a 2% surcharge, and if you already own another home, a further 5% additional dwelling rate applies.

The Buying Process Step by Step

If you are buying from another country, the process runs like this:

  • 1. Choosing the apartment and reserving it. We settle the floor plan, the aspect and the view. Under Hill’s own rule the reservation fee is £2,000 on transactions below £500,000 and £5,000 above that.
  • 2. Appointing a solicitor. An independent English property solicitor (conveyancer) is appointed. That solicitor acts for you, not for the developer.
  • 3. Identity and source of funds checks. You will be asked for a passport, proof of address and documents showing the source of your funds. This step is compulsory in the United Kingdom, and having the papers ready shortens the process.
  • 4. Exchange of contracts and deposit. After reservation the contract is exchanged and 10% of the price is paid (the reservation fee is deducted from it). The signature can be made digitally from abroad.

Risks and what to watch for

  • Far from the centre: 19.7 kilometres as the crow flies. The yield is high but this is not the right scheme for a buyer who wants to be near the centre.
  • The neighbourhood is still being built: the 3,500 home plan is not finished; the school, the community hub and the workspaces come in later phases.
  • Rail, not underground: the nearest station is Dagenham Dock; the District Line station is 0.9 miles away.
  • Stock is tight in the one and two bedrooms: every one and two bedroom in The Empire is reserved or under offer; the apartments for sale are mostly in The Liberty.
