One Trafford Edge is a 122 apartment residential scheme by HSPG on Barton Road in Stretford, Manchester. An existing high rise building is being refurbished throughout and converted into premium apartments. The scheme sits inside TraffordCity, one of the fastest growing parts of Greater Manchester.
The scheme holds 30 one bedroom and 92 two bedroom apartments. Current stock (30 September 2026): 36 apartments are available. Three one bedroom apartments (58 m², 624 sq ft) start at £210,000 and thirty three two bedroom apartments (68 m², 732 sq ft) start at £258,000. Every apartment offers an open plan or separate kitchen and is handed over unfurnished. Handover is planned for the second quarter of 2027.
Location and transport. The scheme is 1.4 km from the Trafford Centre as the crow flies and a few minutes from junction 9 of the M60. The area holds over 200 shops and more than 60 restaurants, along with Asda, Costco and Trafford Retail Park. Old Trafford stadium, Imperial War Museum North, Longford Park and Stretford Public Park are within walking or a short drive. The Metrolink network and Humphrey Park rail station give direct connections to Manchester city centre, MediaCityUK and Manchester Airport.
The TraffordCity regeneration. The scheme sits at the centre of the TraffordCity regeneration programme, which the developer puts at £4.2 billion. The programme includes the Therme Manchester wellness resort and a surf park. Manchester United's new 100,000 seat stadium, part of the Trafford Wharfside masterplan, is less than a mile away. The Stretford Masterplan sets out the renewal of King Street, new public spaces such as Library Square, a residential axis along the Bridgewater Canal and more than 800 new homes.
Ortak alanlar. The building has a daytime concierge, night security, a gym, an infrared sauna, a cold plunge pool and a co-working area. There are 68 parking spaces for residents, with electric vehicle charging points.
Service charge and management. The building is managed by Horizon Management. The block service charge budget the developer proposes for the year ending 2027 is apportioned across 122 apartments and 86,064 sq ft, which works out at about £2.40 per sq ft. The annual charge is £1,498 on a one bedroom apartment and £1,758 on a two bedroom. The largest items in the budget are buildings insurance, the concierge and the management fee. This is a proposed budget and will move with what is actually spent by the year end; the ground rent has not yet been confirmed by the developer.
Apartment specification. The living areas use herringbone flooring and pendant lighting. The kitchens have matt grey Howdens units, marble effect laminate worktops, LED strip lighting and integrated appliances by Indesit and Beko. The bathrooms have a 1700 mm acrylic bath, a wall hung basin and WC by Cooke & Lewis, chrome fittings, a glass shower screen, a heated towel rail and light grey non slip vinyl flooring. The bedrooms are carpeted in grey.
Letting and ownership. The developer's documents state that the apartments can be let both short term (STL) and long term (AST), which also allows an Airbnb style operation. The tenure is a 999 year lease; the ground rent figure is to be confirmed by the developer later.
Long term letting (AST). On the developer's rental estimates, one bedroom apartments let for between £1,124 and £1,180 a month and two bedroom apartments for between £1,350 and £1,450. Against the sale prices that works out at a gross yield of 6.3% to 6.7% a year.
Short lets (STL). Hostilo, the operator the developer recommends, charges owners at One Trafford Edge a management fee of 16%. Its projections assume £90 a night at 72% occupancy for one bedroom apartments and £115 a night at 77% occupancy for two bedroom apartments:
One bedroom apartment: gross £23,639 a year (£1,970 a month), and £19,857 a year (£1,655 a month) after the 16% management fee.
Two bedroom apartment: gross £32,303 a year (£2,692 a month), and £27,135 a year (£2,261 a month) after the 16% management fee.
How to read these figures. The net figures above are income after the operator's management fee only. The service charge, ground rent, utilities, council tax, insurance, the furniture pack and void periods are not in this calculation; your real net yield appears once those are deducted. All the figures are the developer's and the operator's own projections, are not guaranteed and can move with the market. The developer puts the gross development value of the scheme at £30 million and capital growth to 2029 at 31.2%.
