HSPGis a property investment company founded by Guy Horne and David Searle which, over more than ten years, has delivered upwards of 6,500 homes across the United Kingdom. They work with more than 70 local authorities and 30 housing providers, which amounts to a strong network of references on the institutional side.

Why One Trafford Edge?

The case for this scheme is straightforward: the entry price. £210,000 will not buy you a flat in London; in Manchester it buys one, and in a building with consent for short term letting. The second argument is location: the Trafford Centre, Therme Manchester and Manchester United’s planned new stadium are all in the same district.

  • Trafford Centre alışveriş merkezine 2 km
  • A few minutes to junction 9 of the M60
  • Links to the city centre on the Metrolink network and at Humphrey Park railway station
  • MediaCityUK and Old Trafford stadium a short distance away
  • A direct road link to Manchester Airport

Daily life

The Trafford Centre holds more than 200 shops and over 60 restaurants. Chill Factore’s indoor ski slope, SEA LIFE and LEGOLAND are in the same area. For everyday shopping, Asda and Costco are close. Longford Park and Stretford Public Park cover the need for green space.

Rental yield and tenant profile

There are two separate scenarios here. On a long term let the developer estimates £1,124 to £1,180 a month for a one bedroom and £1,350 to £1,450 for a two bedroom, which on the sale price works out at a gross 6.3% to 6.7% a year. On a short term let the operating partner the developer recommends, Hostilo, works on a 16% management fee and projects £23,639 gross a year for a one bedroom and £32,303 for a two bedroom.

Communal areas and specification

  • Daytime concierge and night security
  • Spor salonu
  • Infrared sauna
  • Cold plunge pool
  • Co-working space
  • 68 parking spaces with electric vehicle charging
  • Herringbone flooring, Howdens kitchen, integrated appliances

Who is buying?

Investors with a limited entry budget who nonetheless want into the English market, and anyone planning to lift the yield through short lets. Because the building is permitted for both short lets and standard tenancies, it gives the flexibility to change strategy.

Total cost: what you actually pay when you buy at One Trafford Edge

What to Check Before You Decide

  • The short let projections are the developer’s and the operator’s own estimates, not a guarantee.
  • The net figures in the projection have only the operating fee deducted. Service charge, ground rent, bills, council tax, insurance, the furniture pack and void periods come on top.
  • The ground rent figure has not yet been confirmed by the developer.
  • Completion is in 2027; there is no rental income until then.
  • Short let rules in Manchester can change; do not tie your investment plan to a single scenario.

How does One Trafford Edge compare with the alternatives?

  • St Albans Square: a similar entry budget for anyone who wants to stay near London.
  • City Reach: a completed alternative in Cambridge, producing income from day one.
  • Park View: another option in Manchester.

We can work out together which project fits your goal, judged on budget, intended use and exit plan. We can also compare the Manchester and northern England schemes on yield.
