A buyer living in Türkiye pays about £26,000 in stamp duty on a £300,000 home in the United Kingdom. Two surcharges sit on top of the standard scale: 2% for a non-resident buyer and 5% for someone who already owns a home. Where both apply, 7% is added to every band. Stamp duty works band by band. A single rate is not applied to the whole price; each band is taxed at its own rate.

First time buyer relief
There is a separate scale for buyers who have never owned a home. If you own a home abroad you cannot use it; the rule looks at ownership worldwide.

Can you reclaim the non-resident surcharge
The residence test is separate from the one used for income tax. If you spent at least 183 days in the United Kingdom in the 12 months before completion, you count as resident. If you complete those 183 days within 12 months after completion, you can reclaim the 2% surcharge.
Where it applies
Stamp duty applies only to purchases in England and Northern Ireland. Scotland has Land and Buildings Transaction Tax (LBTT) and Wales has Land Transaction Tax (LTT), at different rates.
Frequently asked questions
When do I have to pay the stamp duty? The return is filed and the tax paid within 14 days of completion. In practice your solicitor collects it on completion day and pays it for you.
When does the tax arise on an off plan purchase? Not on exchange of contracts but on completion. If handover is two years away, the tax is two years away too.
What changes if I buy through a company? On a limited company purchase the additional home surcharge applies even to the first property. On some company purchases above £500,000 a flat 17% rate can also come into play.
Is there relief if I buy two properties at once? Buying six or more homes in a single transaction can count as commercial property and falls under a different scale. That scenario has to be worked out in advance.
Can I reclaim the additional home surcharge if I sell my old home? If you sell your previous main home within 36 months of the new purchase, the 5% surcharge can be reclaimed.
