Central Park Liverpool: Completed Apartments from £224,950 and the Rental Return

Central Park is a completed residential scheme in Liverpool holding 174 homes. It was built on a former industrial site in the Baltic Triangle and reached practical completion in March 2026. The apartments are handed over finished, furnished and vacant, so rental income starts without waiting out a build programme.

Three apartment types are on sale:

One bedroom, 42 m² (451 sq ft): from £224,950
Two bedroom maisonette, 70 m² (753 sq ft): from £319,950
Two bedroom (superior), 67 m² (718 sq ft): from £349,950

The remaining apartments are open to cash buyers only. Because the scheme is complete there are no construction stage payments, but the completion balance cannot be funded by a mortgage, so plan your budget accordingly. The developer is releasing the remaining apartments below list price, with the discount confirmed apartment by apartment.

The net rental return the selling agent quotes is 8.1% on short lets. The figure assumes £143 a night at 65% occupancy on a one bedroom apartment and comes to £18,244 a year once the service charge, platform fee, management fee, council tax, utilities and cleaning are taken off. It is a projection, not a guarantee: the return you achieve depends on the rental market, on occupancy and on running costs. On a long let the figure is lower.

The building has a five star hotel style reception and concierge, a roof terrace, residents’ gardens, an outdoor gym, cycle storage and underground parking. Solar panels, an air source heat pump, heat recovery, LED lighting and electric vehicle charging points are the features that hold the running costs down. The architect is Falconer Chester Hall.
