Why Eastman Village?
Harrow & Wealdstone: three networks at one station: the scheme is within walking distance of the station, and that station carries the Bakerloo Line, the Overground and national rail together. By fast train, to the centre 12 to 15 minutes.
- Harrow & Wealdstone station, within walking distance; Bakerloo Line, Overground and national rail
- to central London about 12 to 15 minutes
- Direct to Paddington, Oxford Circus and Waterloo on the Bakerloo Line
- Harrow’s shopping centres, supermarkets and restaurants close by
- Quick access to the motorway network via the M1 and A40
An industrial heritage turning into an identity: the story of the Kodak factory gives this scheme a character no ordinary housing estate could have. In London, schemes built on industrial heritage (Battersea Power Station, Ram Quarter, Royal Arsenal) acquire their own identity over time, and that sets them apart on resale.
Daily life: Harrow’s new centre
Leave the house at 8:15, walk to the station, be in central London at 8:35. A walk in the scheme’s own green space at lunchtime, and the cafes in the evening. At the weekend Harrow’s shopping centres, or the West End in 25 minutes on the Bakerloo Line. Harrow is one of London’s most multicultural boroughs, and its variety of food and its community make it a familiar setting for international families.
Eastman Village rental yield
A low entry price combined with a strong transport link produces a good yield. One bedroom apartments usually let for £1,600 to £1,750, 2+1s £2,000 to £2,200 a month. That puts the gross rental yield in the 5.7-6.3% band, one of the highest rates you will find inside London.
Tenant profile: young professionals working in central London who do not want to pay Zone 1 to 3 rents, hospital and school staff around Harrow, and young families. Harrow’s strong schools are decisive for family tenants. For areas with a similar profile, high yield buy to let areas is worth a look.
The shared areas and the details that set Eastman Village apart
- Landscaped communal gardens: green space between the blocks, for residents only.
- Footpaths: spread through the scheme and part of daily life.
- Children’s play areas: a decisive advantage for families.
- Sports facilities: fitness and outdoor facilities for residents.
- Cafes and commercial units: no need to leave the neighbourhood for everyday needs.
- Social spaces: shared areas that support community life.
- Secure cycle parking: gated and controlled.
- Balcony or terrace in most apartments: a fitted kitchen and elegant bathrooms as standard.
Energy efficiency and comfort
Barratt London standard insulation, high performance windows and efficient heating; the apartments are typically EPC B band and delivered with NHBC Ten Year Warranty. Against Harrow’s largely pre war building stock the difference in the annual bill is very plain. If you let the property you are also safe against the tightening minimum energy standards.
Who is buying?
This project of those who want to own property in London on the lowest possible budget choice. The £335,000 level is a rare entry point inside the London boundary and, combined with a 5.5-6% yield, makes strong arithmetic. First time buyers, yield focused investors, and young families drawn by Harrow’s schools. The multicultural character of this part of north west London also makes it familiar.
Frequently asked questions
Is Harrow not far from the centre? 12 to 15 minutes by fast train: faster than many Zone 2 and 3 districts of London. The Bakerloo Line is slower but needs no change. In return the price per square metre is far more affordable.
The project is very large, will it not feel crowded? More than 2,000 homes are being built in stages, in blocks spread across a wide area. Even so, which block is handed over in which phase matters, and we guide you on that.
What is the tenure? Leasehold: Barratt London schemes typically grant a term of up to 999 years.
Can I buy remotely from abroad? Yes. For the details, our remote property purchase guide page.
Can I use a mortgage? Foreign buyers can normally borrow up to 65-75% of the value. In this price band leverage can lift the net yield considerably. UK mortgages for foreign nationals is worth reading.
How much is the service charge? Because there is no pool or concierge the service charge stays clearly below the London average, which means a high gross yield carries through better to the net. We obtain the current figure apartment by apartment.
Total cost: what you actually pay when you buy at Eastman Village
Many overseas buyers look only at the apartment price and meet a surprise at completion. Let us work out the real cost on a £335,000 apartment. Stamp duty (SDLT) in the United Kingdom is banded: 0% up to £125,000, then 2%, 5%, 10% and 12%. On top of that, non-residents pay a 2% surcharge, and if you already own another home, a further 5% additional dwelling rate applies.
| Item | If it will be your only home | If it will be an additional home |

With a mortgage there are also valuation and bank charges, and if you let the property, management commission and income tax. The figures above are indicative, based on a £335,000 entry price; we prepare the exact calculation for your own scenario.
The Eastman Village buying process, step by step
If you are buying from another country, the process runs like this:
- 1. Choosing the apartment and reserving it. We go through the floor plans, the aspect and the view. The apartment you choose is usually held with a reservation fee of £5,000 to £10,000.
- 2. Appointing a solicitor. An independent English property solicitor (conveyancer) is appointed. That solicitor acts for you, not for the developer.
- 3. Identity and source of funds checks. You will be asked for a passport, proof of address and documents showing the source of your funds. This step is compulsory in the United Kingdom, and having the papers ready shortens the process.
- 4. Exchange of contracts and deposit. Contracts are usually exchanged within 21 days of the reservation, with a 10% deposit. The signature can be given digitally from abroad.
- 5. Stage payments. In off plan projects these follow the payment schedule; for completed apartments the step is skipped.
- 6. Completion. The remaining balance and the stamp duty are paid and the title is registered in your name. For completed apartments this stage can take four to eight weeks.
You can run the whole process from your own country; you do not have to travel to the United Kingdom.
Risks and what to watch for
We have set out the strengths; in fairness there are points to watch as well. For Eastman Village, these are the ones worth pausing on:
- Zone 5 location: 12 to 15 minutes to the centre by fast train, but the Bakerloo Line is slow; far for anyone after the prestige of a central address.
- A very large, long running scheme, more than 2,000 homes in stages; there will be construction around for a long time.
- No concierge and no pool: it keeps the service charge down but falls short for anyone after upper segment amenities.
- Limited images: the project images on the site are around 1,060px; ask for current photographs and floor plans before choosing an apartment.
None of this makes the project a bad one, but there is a wide gap between buying with your eyes open and finding out afterwards. We give every client this list up front.
How does Eastman Village compare with the alternatives?
Before you decide, it is worth looking at the other projects in the same budget band:
- Wembley Park Gardens: an alternative on the same corridor next to a tube station, with a concierge included.
- Colindale Gardens: nine acres of green space in north London with an amenity package that includes a sauna.
- Hendon Waterside: by a lake, with larger layouts from 57 m².
We can work out together which project fits your goal, judged on budget, intended use and exit plan. For an overview, our guide to UK property investment for international buyers is worth reading too.
