Payment plan
The reservation fee is £5,000. Then 10% is paid within the first 28 days, 5% after 12 months, 5% after 18 months and 80% on completion. Because completion is more than two years away, the money committed on exchange should be counted for how long it sits without a return; the mortgage is arranged as completion approaches, not today.
Service charge and tenure
The tenure is a 999 year leasehold. The service charge the developer quotes is about £6.50 per square foot and includes the building insurance, which is roughly £2,756 a year on a 424 sq ft Manhattan and about £4,466 on a 687 sq ft two bedroom flat. A pool, a spa and a concierge are the items that push a service charge up.
Location and transport
The building stands directly beside Swiss Cottage Underground station, six minutes from Bond Street on the Jubilee line. South Hampstead Overground and West Hampstead Thameslink are both within walking distance. Regent’s Park, Primrose Hill and Hampstead are the green spaces the area reaches on foot. The address is 100 Avenue Road, the postcode NW3 3HF and the borough Camden. Royal Mail closed that postcode in April 2024 because the old building was demolished, and the code for the new one has not yet appeared in the official data. If a bank or a solicitor searches it and gets "not found", this is why.
