Camden is one of the best known and most characterful districts of London. The supply of new build here is very limited and almost the whole building stock of the area is Victorian. Finding a modern apartment with a pool and a concierge in this postcode is genuinely hard. the advantages of buying a new build home is a rare opportunity to catch in Camden.

Why Camden Goods Yard?

Location: London’s cultural centre: Camden Market is an attraction drawing millions of visitors a year; Primrose Hill is one of the most expensive neighbourhoods in London; and Regent’s Park is the finest royal park in the city. All three are within walking distance.

  • Chalk Farm (Northern Line), within walking distance
  • Camden Road (Overground), within walking distance
  • on the Northern Line 6 minutes to King’s Cross St Pancras, 10 minutes to Oxford Circus, 15 minutes to Bank
  • A direct link to Europe on the Eurostar from King’s Cross
  • The bank of Regent’s Canal and Camden Lock a few minutes away

Constrained supply means protected value: there is almost no land left in Camden on which a new scheme of this scale could rise. Areas where demand continues while supply does not grow are the ones that lose the least value in market swings and recover the fastest.

Daily life: the energy of Camden, the quiet of your home

A morning swim in the pool, then Oxford Circus in 10 minutes on the Northern Line. A walk on Primrose Hill at lunchtime: the hill from which the London skyline looks its best. In the evening the hundreds of restaurants and music venues of Camden Market, or the restaurant on the roof terrace. At the weekend Regent’s Park, London Zoo and a walk along the canal all the way to Little Venice. There are very few locations in London this lively and this central.

Camden Goods Yard rental yield

Camden is one of the strongest rental markets in London. The developer quotes an estimated rent and a gross yield for every apartment on the September 2026 price lists: Manhattan apartments run £2,708 to £2,817 a month, one bedrooms £3,380 to £3,683, two bedrooms £5,200 to £6,067, three bedrooms £7,150 to £7,700. The gross yield sits at 5.0 to 6.1 percent and the highest yields come from the three bedroom apartments. The rent estimates come from Johns & Co, who work with the developer, and are not guaranteed.

On top of that, on selected three bedroom apartments the sales team reports gross yields of up to 6.5 percent and rents of around £7,000 a month. The band above covers the apartments on the dated price lists; we work out which apartment carries which yield for you.

Tenant profile: professionals working in central London, people in the creative and media sectors, and academics from the nearby universities. Camden’s cultural pull creates strong demand in this group, and the risk of failing to find a tenant in this district is markedly below the London average. For areas with a similar profile, high yield buy to let areas is worth a look.

Living room inside an apartment at Camden Goods Yard, with city views

The shared areas and the details that set Camden Goods Yard apart

  • a 19 metre heated swimming pool: Alongside it, sauna and steam room; no other scheme in Camden offers this package.
  • Modern Gym: a gym for residents only, with no membership needed.
  • three private cinema rooms: screening rooms set aside for residents.
  • Residents’ Lounge: a shared living space for entertaining and socialising.
  • Co-working areas: quiet shared offices designed for people working from home.
  • 24-hour concierge: hotel standard reception and service.
  • A restaurant and cafes on the roof terrace: social life begins inside the building.
  • Balcony or terrace in most apartments: options with a panoramic city view are available.

Energy efficiency and comfort

Berkeley standard insulation, a high performance facade and efficient central systems; the apartments are typically EPC B band. Against Camden’s Victorian building stock the difference in the annual bill is very marked; the period flats you will meet as alternatives in this district are generally in the EPC D-E band. If you let the property you are also safe against the tightening minimum energy standards.

Who is buying?

This project For those looking for a modern apartment in Camden this is the choice, and the options in this area are very few. Professionals aged 30 to 50, people in the creative sector, business people looking for a central apartment to stay in during the week, and international investors who know Camden’s brand value. The Camden name is recognised outside London as well, which makes both the purchase and any future decision to sell easier.

Frequently asked questions

Is Camden Market not noisy? The market area is very busy at weekends. The scheme sits within its own enclosed setting, but the choice of aspect matters here: there is a serious difference between the apartments facing the market and the inner aspects. We guide you on this.

How much is the service charge? The developer’s estimated service charge is £6.40 to £6.50 per sq ft a year in The Gallery and £6.62 in The Regent. That is roughly £3,500 a year on a 550 sq ft apartment and roughly £6,700 on a 1,011 sq ft three bedroom. In schemes with a pool, a sauna, cinema rooms and a 24 hour concierge this line sits above the London average, so allow for it when you work out the net yield.

What is the tenure? Leasehold. The lease on the Camden Goods Yard apartments runs 999 years from 1 January 2025. Ground rent is a peppercorn, as the legislation requires.

Can I buy remotely from abroad? Yes. For the details, our remote property purchase guide page.

Can I use a mortgage? Foreign buyers can normally borrow up to 65-75% of the value. Berkeley schemes are regarded by lenders as high quality security. UK mortgages for foreign nationals is worth reading.

Total cost: what you actually pay when you buy at Camden Goods Yard

Many buyers from abroad look only at the apartment price and meet a surprise at completion. Let us work out the real cost on the £587,000 entry apartment. Stamp duty (SDLT) in the United Kingdom is worked out in bands: 0% (up to £125,000), then 2%, 5%, 10% and 12%. On top of that, for buyers not resident in the UK, there is a 2% surcharge, and if you already own another home, a further 5% additional dwelling rate applies.

ItemIf it will be your only homeIf it will be an additional home
Property price£587,000£587,000
Stamp duty (SDLT)£31,090£60,440
Legal fees£1,500 to £3,000£1,500 to £3,000
Searches and Land Registry feesabout £800about £800
Approximate total£621,140£650,490

If you use a mortgage there are also valuation and bank fees, and if you let the property, management commission and income tax. The figures above are indicative, based on the £587,000 entry price; we work out the net figure for your own scenario on your behalf.

The Camden Goods Yard buying process, step by step

If you are buying from another country, the process runs like this:

  • 1. Choosing the apartment and reserving it. We settle the floor plan, the aspect and the view. Then we hold the apartment you choose with a reservation deposit: £5,000 up to £999,999 and £10,000 from £1 million.
  • 2. Appointing a solicitor. An independent English property solicitor (conveyancer) is appointed. That solicitor acts for you, not for the developer.
  • 3. Identity and source of funds checks. You will be asked for a passport, proof of address and documents showing the source of your funds. This step is compulsory in the United Kingdom, and having the papers ready shortens the process.
  • 4. Exchange of contracts and deposit. Contracts are exchanged within 28 days of reservation and a 10% deposit is paid. The signature can be given digitally from abroad.
  • 5. Stage payments. In off plan projects these follow the payment schedule; for completed apartments the step is skipped.
  • 6. Completion. The remaining balance and the stamp duty are paid and the title is registered in your name. For completed apartments this stage can take four to eight weeks.

You can run the whole process from your own country; you do not have to travel to the United Kingdom.

Risks and what to watch for

We have set out the strengths; in fairness there are points to watch as well. For Camden Goods Yard, these are the ones worth pausing on:

  • The crowds at Camden Market: the area is very busy at weekends; there is a serious difference between the aspects facing the market and the inner aspects.
  • High service charge: a pool, a sauna, a cinema and a 24 hour concierge are costly amenities; ask for the figure at the outset.
  • High price band: the Camden postcode carries a premium; expect protection of value rather than a quick short term gain.
  • Yield varies by apartment type: the gross yield runs from 5.0 to 6.1 percent, lowest on the two bedrooms and highest on the three bedrooms.

None of this makes the project a bad one, but there is a wide gap between buying with your eyes open and finding out afterwards. We give every client this list up front.

How does Camden Goods Yard compare with the alternatives?

Before you decide, it is worth looking at the other projects in the same budget band:

  • Bow Green: the same group’s scheme with a pool, at a markedly more affordable entry price.
  • Regent's View: a more affordable alternative on the same canal, in east London.
  • White City Living: a resort concept in west London, pool and spa included.

We can work out together which project fits your goal, judged on budget, intended use and exit plan. For an overview, our guide to UK property investment for international buyers is worth reading too.
