Yes, you read that correctly.

Prices

  • Apartments: £470,000and up
  • studio, one, two and three bedroom options
  • Apartment size: 40 m²and up
  • Nine storeys, a total of roughly 135 homes
  • Address: 200 The Broadway, Wimbledon, London SW19 1RY

The boutique scale of 135 homes is an important detail: a more manageable community than towers with hundreds of apartments, a better controlled service charge, and dozens of apartments not competing with one another on the rental market at once. the advantages of buying a new build home at boutique scale.

Why Wimbledon Place?

Wimbledon: a district with brand value: the recognition of a postcode matters in London, and Wimbledon is one of the few English districts known worldwide. That is a concrete advantage both to let and on resale, particularly among international buyers and tenants.

  • Wimbledon istasyonu: on The Broadway, within walking distance. The District Line, national rail and Tramlink at the same point.
  • By national rail, about 17 minutes to Waterloo
  • Direct to central London on the District Line
  • Links to Croydon and south London on the Tramlink
  • Wimbledon Common, All England Club and Wimbledon Village a short distance away

Three transport networks at one point: there are very few places in London where the District Line, national rail and the tram meet at the same station. That is one of the strongest reasons a tenant chooses a place, and it lowers the risk of your apartment standing empty.

Daily life: everything at your feet

Leave the house at 8:20, walk for a few minutes, be at Waterloo at 8:40. The cafes of The Broadway or the Centre Court shopping centre at lunchtime. The boutique restaurants of Wimbledon Village in the evening. At the weekend a walk on Wimbledon Common, one of the largest green spaces in London, and in June the eyes of the world are on your district. There are strong state and private schools in the area for families.

Wimbledon Place rental yield

Wimbledon is one of the most stable rental markets in London. Studios and one bedroom apartments usually let for £1,900 to £2,150, 2+1s £2,400 to £2,800 a month. That puts the gross rental yield in the 4.5-5% band.

Tenant profile: professionals working in central London, young families who favour south west London, and staff of the schools in the district. Wimbledon’s stability is its greatest advantage; the risk of failing to find a tenant here is markedly below the London average. If you are after a higher return, high yield buy to let areas is worth a look.

  • roof terrace: a shared open space looking out over Wimbledon and the London skyline.

Energy efficiency and comfort

As a new build it comes with modern insulation, high performance windows and efficient heating; the apartments are typically EPC B band. Against Wimbledon’s largely Victorian and Edwardian building stock the difference in the bill is very plain. If you let the property you are also safe against the tightening minimum energy standards, since the older buildings in this district may face serious insulation costs later.

Who is buying?

Because of Wimbledon’s recognition and stability this scheme is of buyers looking for a safe haven choice. Professionals aged 35 to 60, families whose children will attend the schools in the district, and international investors for whom the recognition of a district matters. Among international buyers the Wimbledon name carries strong recognition, which makes both the purchase and any future sale easier.

Frequently asked questions

Does the district get very crowded during the tournament? Wimbledon gets busy in June and July, but the All England Club is a little way from the scheme. Some owners consider letting their apartment short term in that period; whether that fits the lease terms needs checking apartment by apartment.

Is 40 m² not very small? This is the most liquid apartment type at this scale for investment purposes. If you are buying for your own use we would suggest looking at one and two bedroom layouts above 55 m².

What is the tenure? Leasehold, with newly sold apartments typically given a term of up to 999 years.

Can I buy remotely from abroad? Yes. For the details, our remote property purchase guide page.

Can I use a mortgage? Foreign buyers can normally borrow up to 65-75% of the value. UK mortgages for foreign nationals is worth reading.

How much is the service charge? Because there is no pool or spa it stays below the Zone 1 towers; the concierge and the gym are the main items. The boutique scale also keeps the cost controlled. We obtain the current figure apartment by apartment.

Total cost: what you actually pay when you buy at Wimbledon Place

Many overseas buyers look only at the apartment price and meet a surprise at completion. Let us work out the real cost on a £470,000 apartment. Stamp duty (SDLT) in the United Kingdom is banded: 0% up to £125,000, then 2%, 5%, 10% and 12%. On top of that, non-residents pay a 2% surcharge, and if you already own another home, a further 5% additional dwelling rate applies.

The Wimbledon Place buying process, step by step

If you are buying from another country, the process runs like this:

  • 1. Choosing the apartment and reserving it. We go through the floor plans, the aspect and the view. The apartment you choose is usually held with a reservation fee of £5,000 to £10,000.
  • 2. Appointing a solicitor. An independent English property solicitor (conveyancer) is appointed. That solicitor acts for you, not for the developer.
  • 3. Identity and source of funds checks. You will be asked for a passport, proof of address and documents showing the source of your funds. This step is compulsory in the United Kingdom, and having the papers ready shortens the process.
  • 4. Exchange of contracts and deposit. Contracts are usually exchanged within 21 days of the reservation, with a 10% deposit. The signature can be given digitally from abroad.
  • 5. Stage payments. In off plan projects these follow the payment schedule; for completed apartments the step is skipped.
  • 6. Completion. The remaining balance and the stamp duty are paid and the title is registered in your name. For completed apartments this stage can take four to eight weeks.

You can run the whole process from your own country; you do not have to travel to the United Kingdom.

Risks and what to watch for

We have set out the strengths; in fairness there are points to watch as well. For Wimbledon Place, these are the ones worth pausing on:

  • The Broadway is a busy artery: there is a noise factor on the aspects facing the main street; the inner aspects and the upper floors are quieter.
  • The 40 m² layouts are compact: liquid as an investment but it may feel tight for your own use.
  • The crowds during the tournament: the district gets busy in June and July; take it into account if quiet is your priority.
  • Yield in the mid band: gross 4.5-5%; not for anyone after Manchester or Luton level returns.

None of this makes the project a bad one, but there is a wide gap between buying with your eyes open and finding out afterwards. We give every client this list up front.
