In Zone 2, a 10 minute walk from the tube and rail stations. Yes, you read that correctly: a brand new apartment right beside the Chelsea Design Quarter.
Prices
- One bedroom apartments: £780,000and up
- One, two, three and four bedroom options are available
- Apartment sizes: 48 m², 173 m²
- Total 1,800+ homes, handed over in stages
- Address: King’s Road Park, Fulham, London SW6 2FP
This scheme is the last scheme of this scalein the South Fulham Riverside Renewal Area. In other words no new supply of a similar size will come to the district after this, and constrained supply is one of the strongest factors supporting price in the long run. the advantages of buying a new build home a sensible option for anyone who wants to catch it in a location neighbouring Chelsea.
Why King’s Road Park?
King’s Road’a 60 metre: one minute on foot to one of the best known streets in London. The design showrooms, boutiques and restaurants of the Chelsea Design Quarter are at your door. But you are well below the cost of buying an apartment inside Chelsea itself: being on the Fulham side of the border changes the price markedly.
- Fulham Broadway (District Line), a 10 minute walk
- Imperial Wharf (Overground and rail), a 10 minute walk
- On the District Line, Sloane Square 6 dakika, Victoria 10 dakika, Westminster 15 dakika
- The Thames and the riverside walking routes a short distance away
- Chelsea, Battersea Park and Stamford Bridge a few minutes away
The scheme is set around a park: the name is not a coincidence. Not a row of towers but a real park with the buildings positioned around it. Two historic buildings are being restored as well, so the neighbourhood acquires a memory and a character. Over the years schemes of this kind stop being a "block of new flats" and gain a genuine district identity, and that makes a difference on resale.
Daily life: Chelsea at your door
In the morning Sloane Square in 6 minutes on the District Line, Victoria in 10. A walk in the scheme’s own park at lunchtime. The restaurants of King’s Road or the riverside bars in the evening. At the weekend shopping in Chelsea, a run in Battersea Park, the Saatchi Gallery and the Design Museum. For families with children there are strong school options in the district and plenty of green space.
King’s Road Park rental yield
The Fulham and Chelsea border is one of the most stable rental markets in London. One bedroom apartments usually let for £2,800 to £3,100, 2+1s £4,000 to £4,500 a month. That puts the gross rental yield in the 4.3-4.8% band.
Tenant profile: professionals working around Chelsea and Kensington, young families, and people in the design and fashion sectors. Demand for family sized apartments is particularly strong because many tenants in the district are looking for proximity to a park and a school. If you are after a higher return, high yield buy to let areas is worth a look.
The shared areas and the details that set King’s Road Park apart
- A real park at the centre of the scheme: not just a landscaped courtyard; green space forming the spine of the neighbourhood.
- Two restored historic buildings: Grade II listed structures giving the neighbourhood character.
- Ticari Alanlar: restaurants, bars and offices within the scheme; you can live without leaving the site.
- Concierge service: parcels, security and welcoming guests.
- Residents’ social spaces: shared living and working areas.
- A wide range of apartments, from a 48 m² studio to a 173 m² four bedroom; there are options for the investor and the family alike.
- A sustainable neighbourhood concept: energy efficiency and green infrastructure sit at the centre of the design.
Energy efficiency and comfort
With modern insulation, high performance windows and efficient heating systems the apartments are typically in the EPC B band. Against the Victorian building stock of Fulham and Chelsea the difference in the bill is serious. If you let the property you are also safe against the tightening minimum energy standards in the United Kingdom.
Who is buying?
This project is aimed particularly at aileler is popular; the trio of a park, a school and proximity to Chelsea is a rare combination. Alongside them, professionals and investors aged 35 to 55 who want to neighbour the Chelsea postcode without paying SW3 prices. It is also a frequent choice for international families whose children will study in London.
Frequently asked questions
Is being in Zone 2 a disadvantage? No. You are 6 minutes from Sloane Square and 10 from Victoria: in practice Zone 1 comfort at a Zone 2 price. And in Zone 2 the price per square metre is markedly more affordable.
What is the tenure? Leasehold, with newly sold apartments typically given a term of up to 999 years.
The scheme has 1,800 homes, will it not be crowded? The scheme is being built in phases, in blocks distributed around the park; it is not a single giant tower. Even so, when choosing an apartment it matters which block is handed over in which phase, and we guide you on that.
Can I buy remotely from abroad? Yes. For the details, our remote property purchase guide page.
Can I use a mortgage? Foreign buyers can normally borrow up to 65-75% of the value. UK mortgages for foreign nationals is worth reading.
How much is the service charge? On schemes with park upkeep and a concierge it is in the band of £6 to £10 per square metre a year. Do put it in the budget when working out the net yield.
Total cost: what you actually pay when you buy at King’s Road Park
Many overseas buyers look only at the apartment price and meet a surprise at completion. Let us work out the real cost on a £780,000 apartment. Stamp duty (SDLT) in the United Kingdom is banded: 0% up to £125,000, then 2%, 5%, 10% and 12%. On top of that, non-residents pay a 2% surcharge, and if you already own another home, a further 5% additional dwelling rate applies.
| Item | If it will be your only home | If it will be an additional home |
|---|---|---|
| Property price | £780,000 | £780,000 |
| Stamp duty (SDLT) | £44,600 | £83,600 |
| Legal fees | £1,500 to £3,000 | £1,500 to £3,000 |
| Searches and Land Registry fees | about £800 | about £800 |
| Approximate total | £826,900 | £867,400 |
With a mortgage there are also valuation and bank charges, and if you let the property, management commission and income tax. The figures above are indicative, based on a £780,000 entry price; we prepare the exact calculation for your own scenario.
The King’s Road Park buying process, step by step
If you are buying from another country, the process runs like this:
- 1. Choosing the apartment and reserving it. We go through the floor plans, the aspect and the view. The apartment you choose is usually held with a reservation fee of £5,000 to £10,000.
- 2. Appointing a solicitor. An independent English property solicitor (conveyancer) is appointed. That solicitor acts for you, not for the developer.
- 3. Identity and source of funds checks. You will be asked for a passport, proof of address and documents showing the source of your funds. This step is compulsory in the United Kingdom, and having the papers ready shortens the process.
- 4. Exchange of contracts and deposit. Contracts are usually exchanged within 21 days of the reservation, with a 10% deposit. The signature can be given digitally from abroad.
- 5. Stage payments. In off plan projects these follow the payment schedule; for completed apartments the step is skipped.
- 6. Completion. The remaining balance and the stamp duty are paid and the title is registered in your name. For completed apartments this stage can take four to eight weeks.
You can run the whole process from your own country; you do not have to travel to the United Kingdom.
Risks and what to watch for
We have set out the strengths; in fairness there are points to watch as well. For King’s Road Park, these are the ones worth pausing on:
- Very large, phased project, more than 1,800 homes are handed over in stages; which block is in which phase determines your handover date.
- Construction will continue for a while yet: if you buy in an early phase there will be a period of site activity around you.
- Zone 2 location: although Sloane Square is 6 minutes away it is technically Zone 2; for some buyers that is a matter of perception.
- Many apartments reach the market at once: in handover periods there can be competition within the block in letting; that is why the choice of aspect and floor matters.
None of this makes the project a bad one, but there is a wide gap between buying with your eyes open and finding out afterwards. We give every client this list up front.
How does King’s Road Park compare with the alternatives?
Before you decide, it is worth looking at the other projects in the same budget band:
- 100 Kensington: for anyone who wants the Kensington postcode and a tower concept with a pool.
- Ebury SW1: right beside Belgravia, Zone 1 and a garden square concept.
- Battersea Power Station: across the river, a settled neighbourhood and an iconic building.
We can work out together which project fits your goal, judged on budget, intended use and exit plan. For an overview, our guide to UK property investment for international buyers is worth reading too.
