St George a brand new scheme developed by (part of the Berkeley Group) in the heart of Wandsworth, on the bank of the River Wandle. The story of this place is a particular one: this land is the site of Young’s Ram Brewery, where beer was brewed, 1533’ten beri the oldest continuously working brewery in Britain. The Grade II listed historic buildings are being restored and combined with new homes. And at the centre of the scheme there is wellness. Yes, you read that correctly, a luxury thermal spa, a snow room, an ice fountain.

Being off-plan is an advantage here: handover in 2027 means buying at today’s price and spreading the payments over time. And buyers in the early phase can choose the best aspects and floor plans. the advantages of buying a new build home with the flexibility of a payment plan.
Why Wandsworth Mills?
In one of the greenest boroughs of London, between two rivers: Wandsworth is one of the boroughs of London with the highest proportion of green space. The scheme is at the point where the Thames and the Wandle meet; Wandsworth Park and Wandsworth Common are within walking distance.
- Wandsworth Town railway station, About 13 minutes to London Waterloo
- East Putney (District Line), within walking distance
- Clapham Junction: the busiest interchange station in England, a short distance away; a direct train to Gatwick
- Chelsea and Fulham across the river, 10 to 15 minutes by car
- The shops, restaurants and micro brewery of Ram Quarter within the scheme
A wellness focused design: what really separates this scheme from other new homes in London is the philosophy of the shared areas. In most schemes "a gym plus a pool" is standard; here a fully equipped termal spa has been built. That is a distinguishing feature both for quality of life and in the rental market.
Daily life: Waterloo in 13 minutes
Leave the house at 8:15, be at Waterloo at 8:30. A walk by the river at lunchtime. On the way home in the evening the restaurants and micro brewery of Ram Quarter; then a sauna in the spa. At the weekend a run on Wandsworth Common, shopping in Chelsea, Richmond Park within cycling distance. You live in Zone 2 and reach the centre at Zone 1 speed.
Wandsworth Mills rental yield
Wandsworth is one of the most stable rental markets in London, and demand from young professionals and young families in particular is very strong. One bedroom apartments usually let for £2,300 to £2,800, 2+1s £3,000 to £3,500 a month. That puts the gross rental yield in the 3.8-4.6% band.
Tenant profile: professionals working in the City and the West End, people who want easy access to south London and Gatwick thanks to the Clapham Junction link, and young families. Amenities such as a thermal spa create an extra premium with upper segment tenants. If you are after a higher return, high yield buy to let areas is worth a look.
The shared areas and the details that set Wandsworth Mills apart
This section is the scheme’s real selling argument. There is almost no other residential scheme in London offering this combination:
- A luxury thermal spa: wellness pools, a snow room, an ice fountain, a steam room and a sauna. To the standard of a five star hotel spa.
- Fully equipped gym: a residents-only gym you can use without paying a membership.
- An enclosed garden atrium: indoor green space usable all year round. Genuinely valuable in London winters.
- Cinema rooms: screening rooms for residents only.
- Private dining room: a private dining area you can book for larger gatherings.
- A residents’ lounge and library: for working from home or for anyone looking for a quiet corner.
- Landscaped gardens and roof terraces: shared outdoor space with a river view.
- 24-hour concierge: parcels, security and welcoming guests.
- Restored Grade II listed buildings: they give the neighbourhood a historic character.
Energy efficiency and comfort
As a new scheme completing in 2027 it is built to today’s latest energy standards; the apartments are EPC B or better band. Minimum energy standards for rented homes in the United Kingdom are tightening step by step, and the apartment you buy today will be ready for those rules. Against Wandsworth’s Victorian building stock the difference in the bill is serious.
Who is buying?
Professionals aged 30 to 50 and young families are the main audience for this scheme. Wandsworth is already known as London’s "family friendly Zone 2" borough; the schools are strong, green space is plentiful and access to the centre is fast. Because of the wellness concept, health focused buyers take an interest as well. On the investor side it is chosen by those who want to lock in today’s price with a 2027 handover.
Frequently asked questions
Is completion in 2027 not a long wait? In an off-plan purchase you spread the payments over time: reservation, a 10% deposit and the balance on handover. Your money is not tied up in full throughout that period. And early buyers choose the best aspects.
What happens if completion is delayed? The Berkeley Group / St George is one of the most disciplined developers on delivery in England and the contract includes a long stop date. Even so, in an off-plan purchase this risk should be entered into knowingly; have the contract reviewed with your solicitor.
What is the tenure? Leasehold: Berkeley schemes typically grant a term of up to 999 years.
Can I buy remotely from abroad? Yes. For the details, our remote property purchase guide page.
Can I use a mortgage? Yes, but on off-plan schemes mortgage offers are generally valid for 6 months; that is why the application is made close to handover. UK mortgages for foreign nationals sets the process out.
How much is the service charge? On a scheme with a thermal spa, an atrium and a concierge the service charge will be above the London average. In an off-plan purchase this figure is given as an estimate; do ask for the current estimate when working out the net yield.
Total cost: what you actually pay when you buy at Wandsworth Mills
Many overseas buyers look only at the apartment price and meet a surprise at completion. Let us work out the real cost on a £730,000 apartment. Stamp duty (SDLT) in the United Kingdom is banded: 0% up to £125,000, then 2%, 5%, 10% and 12%. On top of that, non-residents pay a 2% surcharge, and if you already own another home, a further 5% additional dwelling rate applies.
| Item | If it will be your only home | If it will be an additional home |
|---|---|---|
| Property price | £730,000 | £730,000 |
| Stamp duty (SDLT) | £41,100 | £77,600 |
| Legal fees | £1,500 to £3,000 | £1,500 to £3,000 |
| Searches and Land Registry fees | about £800 | about £800 |
| Approximate total | £773,400 | £811,400 |
With a mortgage there are also valuation and bank charges, and if you let the property, management commission and income tax. The figures above are indicative, based on a £730,000 entry price; we prepare the exact calculation for your own scenario.
The Wandsworth Mills buying process, step by step
If you are buying from another country, the process runs like this:
- 1. Choosing the apartment and reserving it. We go through the floor plans, the aspect and the view. The apartment you choose is usually held with a reservation fee of £5,000 to £10,000.
- 2. Appointing a solicitor. An independent English property solicitor (conveyancer) is appointed. That solicitor acts for you, not for the developer.
- 3. Identity and source of funds checks. You will be asked for a passport, proof of address and documents showing the source of your funds. This step is compulsory in the United Kingdom, and having the papers ready shortens the process.
- 4. Exchange of contracts and deposit. Contracts are usually exchanged within 21 days of the reservation, with a 10% deposit. The signature can be given digitally from abroad.
- 5. Stage payments. In off plan projects these follow the payment schedule; for completed apartments the step is skipped.
- 6. Completion. The remaining balance and the stamp duty are paid and the title is registered in your name. For completed apartments this stage can take four to eight weeks.
You can run the whole process from your own country; you do not have to travel to the United Kingdom.
Risks and what to watch for
We have set out the strengths; in fairness there are points to watch as well. For Wandsworth Mills, these are the ones worth pausing on:
- Off-plan, handover in 2027: even though your money is not tied up today, handover risk exists in every off-plan purchase; have the contract reviewed with your solicitor.
- The service charge will be high: a thermal spa, an atrium and a concierge are costly amenities; the figure given at the off-plan stage is an estimate.
- Zone 2 location: although Waterloo is 13 minutes away, the link is mostly rail rather than tube; the East Putney District Line alternative is a little far.
- Supply bunching at completion: because a large number of apartments will reach the market in the same period there may be competition in the first letting period.
None of this makes the project a bad one, but there is a wide gap between buying with your eyes open and finding out afterwards. We give every client this list up front.
How does Wandsworth Mills compare with the alternatives?
Before you decide, it is worth looking at the other projects in the same budget band:
- King's Road Park: across the river, next to Chelsea and inside a park.
- Battersea Power Station: a completed, ready to hand over alternative in Zone 1.
- South Quay Plaza: for anyone who wants the assurance of Berkeley with a Canary Wharf location.
We can work out together which project fits your goal, judged on budget, intended use and exit plan. For an overview, our guide to UK property investment for international buyers is worth reading too.
