Why Trillium?

Paddington: the district the Elizabeth Line transformed: since the Elizabeth Line opened, Paddington has moved into a different league. A direct link to Heathrow, access to the City without a change and minutes to the West End. The investment case for this district is still maturing.

  • Edgware Road (Bakerloo, Circle, District, Hammersmith & City), within walking distance
  • Paddington (Elizabeth Line, Heathrow Express and four tube lines), a 10 minute walk
  • on the Elizabeth Line Bond Street 4 dakika, Liverpool Street 10 dakika, Canary Wharf 17 dakika
  • On the Heathrow Express, 15 minutes to the airport
  • Hyde Park and Marylebone within walking distance; Little Venice and Regent’s Canal just to the north

Westminster posta kodu: W2 is one of the most central and most stable districts of London. New build supply here is very limited; most of the surrounding building stock is more than a hundred years old. Finding a modern, energy efficient apartment with parking and a concierge in this postcode is not easy.

Daily life: 15 minutes to the airport, 4 to Bond Street

Bond Street in 4 minutes on the Elizabeth Line in the morning, the City in 10. On a business trip you are on the plane 15 minutes after boarding the Heathrow Express. A walk in Hyde Park at lunchtime, the restaurants of Marylebone or the canalside at Little Venice in the evening. At the weekend Oxford Street, Selfridges and Regent’s Park are all within a walk or a few minutes. Very few locations in London are this central and this well connected.

Trillium rental yield

Paddington and the area around Marylebone are among the districts where London’s corporate and international tenant demand is strongest. One bedroom apartments usually let for £3,500 to £4,300, 2+1s £5,500 to £7,000 a month. That puts the gross rental yield in the 4.2-5.2% band.

Tenant profile: office staff in Paddington and the City, executives who travel often, and the personnel of the hospitals and universities nearby. Thanks to the Heathrow link it is particularly attractive to people posted to London by international companies. If you are after a higher return, high yield buy to let areas is worth a look.

The shared areas and the details that set Trillium apart

Berkeley’s standard for shared areas is taken as a reference in the industry, and Trillium is a good example of it:

  • 24-hour concierge: hotel standard reception, parcel handling and security.
  • Hidro Havuz & Spa Lounge: wet areas and a lounge for residents only. A real privilege in Zone 1.
  • Sports facilities: a fully equipped fitness area you can use without paying a membership.
  • Landscaped communal gardens and footpaths: green space between the blocks, for residents only.
  • Residents’ social spaces: shared living spaces designed for entertaining or working from home.
  • Private balcony or terrace: outdoor space with most of the apartments; genuinely valuable in London.
  • Integrated fitted kitchen: branded appliances and modern bathroom fittings as standard. You can let the apartment the day you take it over.

Energy efficiency and comfort

Berkeley standard high performance facade, modern insulation and central systems; the apartments are typically EPC B band. Where the typical Victorian apartments of Paddington and Marylebone sit in the EPC D to E band, that difference feeds straight into the bill. If you let the property you are also ready for the tightening energy standards in the United Kingdom.

Who is buying?

Mostly professionals aged 35 to 55, business people who travel often and therefore value the Heathrow link, and international investors after a central Zone 1 address. One bedroom apartments for investment and weekday use; two and three bedrooms are chosen by families moving to London. Proximity to the schools in Marylebone and Westminster is an important reason for families to choose it.

Frequently asked questions

What is the tenure? Leasehold: Berkeley schemes typically grant a term of up to 999 years, which in practice gives security close to freehold ownership.

The project is phased, which phase should I buy? In phased schemes the earlier phases are usually cheaper, while the later ones offer a shorter wait to completion. We can work out together which phase makes sense for your budget and your timing.

Can I buy remotely from abroad? Yes. For the details, our remote property purchase guide page.

Can I use a mortgage? Foreign buyers can normally borrow up to 65-75% of the value. Berkeley schemes are regarded by lenders as high quality security. UK mortgages for foreign nationals is worth reading.

How much is the service charge? In Zone 1 schemes that include a pool, a spa and a concierge it runs at £8 to £12 per m² a year. Do put it in the budget when working out the net yield.

The Trillium buying process, step by step

If you are buying from another country, the process runs like this:

  • 1. Choosing the apartment and reserving it. We go through the floor plans, the aspect and the view. The apartment you choose is usually held with a reservation fee of £5,000 to £10,000.
  • 2. Appointing a solicitor. An independent English property solicitor (conveyancer) is appointed. That solicitor acts for you, not for the developer.
  • 3. Identity and source of funds checks. You will be asked for a passport, proof of address and documents showing the source of your funds. This step is compulsory in the United Kingdom, and having the papers ready shortens the process.
  • 4. Exchange of contracts and deposit. Contracts are usually exchanged within 21 days of the reservation, with a 10% deposit. The signature can be given digitally from abroad.
  • 5. Stage payments. In off plan projects these follow the payment schedule; for completed apartments the step is skipped.
  • 6. Completion. The remaining balance and the stamp duty are paid and the title is registered in your name. For completed apartments this stage can take four to eight weeks.

You can run the whole process from your own country; you do not have to travel to the United Kingdom.

Risks and what to watch for

We have set out the strengths; in fairness there are points to watch as well. For Trillium, these are the ones worth pausing on:

  • The project runs in phases: which phase you buy sets your completion date and your price; the earlier phases are cheaper, the later ones complete sooner.
  • Edgware Road is a busy artery: there is noise on the aspects facing the road; the inner aspects and the upper floors are quieter.
  • High service charge: in Zone 1 schemes that include a hydro pool, a spa and a concierge it runs at £8 to £12 per m² a year.
  • The rental yield is at central level: the gross 3.5-4% band; the case here is the central location and the preservation of value.

None of this makes the project a bad one, but there is a wide gap between buying with your eyes open and finding out afterwards. We give every client this list up front.

How does Trillium compare with the alternatives?

Before you decide, it is worth looking at the other projects in the same budget band:

  • 100 Kensington: for anyone after a prestigious postcode in west London.
  • Principal Tower: an alternative within walking distance if you work in the City.
  • Royal Gateway: a more affordable budget and a higher rental yield.

We can work out together which project fits your goal, judged on budget, intended use and exit plan. For an overview, our guide to UK property investment for international buyers is worth reading too.
