In our portfolio this project is Hartland Village in the same area: Fleet and its surroundings are Hampshire’s most favoured corridor for families moving out of London. We deal with the difference between the two below. the advantages of buying a new build home the right address for anyone who wants to combine it with village life.
Why Hareshill?
A real house, well below London prices: in London £485,000 buys you an apartment of 50 to 55 m². Here the same money buys a house with a garden and two bathrooms, starting at 79 m². For families with children and people who want to move out of London the mathematics works entirely differently.
- Fleet railway station a short distance away; about 45 to 50 minutes to London Waterloo on South Western Railway
- Farnborough Main: faster services to Waterloo
- M3 motorway close by; direct to London and the south coast
- Heathrow Airport about 30 to 35 minutes by car
- The Hart Leisure Centre, good schools and the local village pubs a short distance away
The historic copse and nature: the scheme was built around a historic copse, preserving it. That means mature trees and an established natural fabric: you are not waiting years for newly planted saplings to grow. Green paths, play areas and the landscaped central green form the spine of the neighbourhood.
Daily life: inside the village
Leave the house at 7:30, take the train from Fleet station, be at Waterloo at 8:20. Entirely reasonable for anyone going into the office two or three days a week. On the other days you work from home; you have your garden, the copse and the quiet. A walk on the green paths at lunchtime. A beer in the local village pub in the evening. At the weekend sport at the Hart Leisure Centre, a walk in the Hampshire countryside, or Windsor and Ascot half an hour away.
Hareshill rental yield
This corridor of Hampshire has strong rental demand thanks to daily commuters to London and workers in the aerospace and defence industry at Farnborough. Two and three bedroom houses usually let for £1,500 to £2,000 a month, four bedroom houses £2,200 to £2,800 a month a month. That puts the gross rental yield in the 4.5-5% band.
Here too the real advantage is on the net yield: detached houses carry no high service charge of the kind London apartments have, only a modest estate charge for maintaining the communal areas. Family tenants stay for years and turnover is low. For areas that work on the same logic, see high yield buy to let areas is worth a look.
The standout features and the details that set Hareshill apart
- Tarihi Koruluk: the scheme was built around this copse, preserving it; mature trees and an established natural fabric.
- Yeni Topluluk Merkezi: the meeting point of the neighbourhood; for events and for neighbourliness.
- A landscaped central green: designed for spending time with family and friends.
- Green paths and play areas: daily life close to nature.
- A garden and parking: standard with the houses; things that are a dream in London.
- Kaliteli Okullar: strong state and private school options in the area.
- The Hart Leisure Centre: sports and activity facilities a short distance away.
- An established village community: Crookham Village has its own history and pubs.
Energy efficiency and comfort
As new build houses they are fitted with modern insulation, high performance windows and efficient heating systems; the homes are typically in the EPC B band. In detached houses that difference matters even more, because the volume to be heated is large. Compared with Hampshire’s older rural housing stock the difference in the annual bill is very marked.
Who is buying?
Families moving out of London are the main audience for this scheme. For professionals who have moved to a "two days in the office, three at home" model, Fleet is an ideal point of balance. Alongside them, workers in the aerospace and defence industry at Farnborough, international families who want their children educated in the United Kingdom, and investors after a higher net return than London.
Frequently asked questions
Hareshill or Hartland Village? Both are around Fleet. Hartland Village is on a much larger scale (about 1,500 homes, a 70 acre country park, a primary school within the scheme); Hareshill is more boutique and inside an established village. Hartland suits anyone who wants large infrastructure and amenities, Hareshill anyone who wants the feeling of a village and a quieter setting. We decide together according to your budget and your priority.
What is the tenure? Detached houses are usually Freehold (full ownership); it differs from the leasehold system and is more advantageous from the buyer’s point of view.
Do I need a car? Yes. Public transport in the area is based on the railway station; using a car in daily life is not optional as it is in London.
Can I buy as a foreign national? Yes, there is no restriction on foreign nationals buying property in the United Kingdom. For the process, our remote property purchase guide page.
Can I use a mortgage? Foreign buyers can normally borrow up to 65-75% of the value. UK mortgages for foreign nationals is worth reading.
Total cost: what you actually pay when you buy at Hareshill
Many overseas buyers look only at the apartment price and meet a surprise at completion. Let us work out the real cost on a £485,000 property. Stamp duty (SDLT) in the United Kingdom is banded: 0% up to £125,000, then 2%, 5%, 10% and 12%. On top of that, non-residents pay a 2% surcharge, and if you already own another home, a further 5% additional dwelling rate applies.
| Item | If it will be your only home | If it will be an additional home |
|---|---|---|
| Property price | £485,000 | £485,000 |
| Stamp duty (SDLT) | £23,950 | £48,200 |
| Legal fees | £1,500 to £3,000 | £1,500 to £3,000 |
| Searches and Land Registry fees | about £800 | about £800 |
| Approximate total | £511,250 | £537,000 |
With a mortgage there are also valuation and bank charges, and if you let the property, management commission and income tax. The figures above are indicative, based on a £485,000 entry price; we prepare the exact calculation for your own scenario.
The Hareshill buying process, step by step
If you are buying from another country, the process runs like this:
- 1. Choosing the apartment and reserving it. We go through the floor plans, the aspect and the view. The apartment you choose is usually held with a reservation fee of £5,000 to £10,000.
- 2. Appointing a solicitor. An independent English property solicitor (conveyancer) is appointed. That solicitor acts for you, not for the developer.
- 3. Identity and source of funds checks. You will be asked for a passport, proof of address and documents showing the source of your funds. This step is compulsory in the United Kingdom, and having the papers ready shortens the process.
- 4. Exchange of contracts and deposit. Contracts are usually exchanged within 21 days of the reservation, with a 10% deposit. The signature can be given digitally from abroad.
- 5. Stage payments. In off plan projects these follow the payment schedule; for completed apartments the step is skipped.
- 6. Completion. The remaining balance and the stamp duty are paid and the title is registered in your name. For completed apartments this stage can take four to eight weeks.
You can run the whole process from your own country; you do not have to travel to the United Kingdom.
Risks and what to watch for
We have set out the strengths; in fairness there are points to watch as well. For Hareshill, these are the ones worth pausing on:
- Not London, a regional market: capital growth moves to a different rhythm; expect steady growth rather than a quick capital gain.
- A car is necessary: public transport is based on the railway station; a car is essential in daily life.
- Narrow international tenant pool: the tenant profile is local and regional, without London’s corporate flow.
- Boutique scale: there is no country park, school and village centre infrastructure of the kind at Hartland Village.
None of this makes the project a bad one, but there is a wide gap between buying with your eyes open and finding out afterwards. We give every client this list up front.
How does Hareshill compare with the alternatives?
Before you decide, it is worth looking at the other projects in the same budget band:
- Hartland Village: a much larger scheme in the same area with a 70 acre country park.
- Hollymead Square: a detached house alternative in Essex with zero energy bills.
- Sunningdale Park: an upper segment, restored manor concept in the same corridor.
We can work out together which project fits your goal, judged on budget, intended use and exit plan. For an overview, our guide to UK property investment for international buyers is worth reading too.
