Standing empty for years, England’s most famous "abandoned monument" is today a brand new neighbourhood on the bank of the Thames, housing Apple’s United Kingdom headquarters and with a tube station of its own. The scheme has been developed since 2012 by a Malaysian consortium (SP Setia, Sime Darby Property and the Malaysian pension fund EPF). The total investment is roughly 9 milyar sterlin. So the fear of "might construction stop tomorrow?" does not exist here at all: the building is already standing, the shops are already open, the neighbourhood is already alive. the advantages of buying a new build home that is a very big difference for anyone who wants to live there without carrying off-plan risk.

Why Battersea Power Station?

A scheme with its own tube station: the Northern Line extension was completed in September 2021 and the Battersea Power Station station opened at the door. You walk 2 minutes to catch a Zone 1 tube.

  • Bank and the City, about 15 minutes
  • Tottenham Court Road (the West End), about 20 dakika
  • The Thames Clippers river bus pier within the site: a direct link to Canary Wharf by river
  • Chelsea Bridge right across; Knightsbridge and Belgravia 10 to 15 minutes by car

The area is still developing: the Nine Elms corridor is London’s largest regeneration area. The American Embassy has moved here, Apple set up its office in the former boiler house, and new office and hotel investment continues around it. Battersea Power Station is the flagship of that corridor.

Daily life: you can live without leaving the site

Leave the house at 8:00, take the tube at 8:03, be at Bank at 8:15. Fifteen minutes in total. On the way home in the evening the supermarket, the gym and the restaurant are already beneath the building. In Turbine Hall A and B there are more than 100 shops, restaurants and cafes, a cinema, the Arcade Food Hall and, in the restored chimney, rising 109 metres in a glass lift, the Lift 109. And the 200 acre Battersea Park is right beside you.

1+1 flats are usually £3,600 to £4,100, 2+1s £4,100 to £5,200 a month. That puts the gross rental yield in the 3.5-4.5% band. In Zone 1 that rate is normal; the investment story here is not a high rental yield but capital growth and the ease of finding a tenant.

The tenant profile is very clear: Apple and the office workers nearby, staff of the American Embassy, and young professionals working in the City. Battersea Power Station is not only a residential scheme but a concept that brings five star hotel comfort into your home. The shared areas take the scheme up a level:

  • 24-hour concierge: a professional team handling everything from parcels to security, from reservations to greeting guests.
  • An indoor swimming pool and spa: a pool, sauna and steam room for residents only. In Zone 1 in London that is a serious privilege.
  • Residents-Only Gym: a fully equipped private gym you can use without paying a membership.
  • Cinema room: a private cinema for residents; you do not need to leave home for a film night.

The apartments were built with modern insulation, triple glazing and central heating systems; the energy rating is typically at the EPC B level. Who is buying?

Professionals aged 35 to 55 in particular, and international investors, take a keen interest. One bedroom apartments are for investment and as a pied-a-terre; two and three bedroom layouts are favoured by families whose children study in London. The area has strong private schools such as Newton Prep and Thomas’s Battersea, and access to the schools in Chelsea and Fulham is easy too.

Frequently asked questions

What is the tenure? Leasehold; on newly sold apartments a lease of typically up to 999 years is granted, which in practice provides an assurance similar to freehold ownership of a flat.

The Battersea Power Station buying process, step by step

If you are buying from another country, the process runs like this:

  • 1. Choosing the apartment and reserving it. We go through the floor plans, the aspect and the view. The apartment you choose is usually held with a reservation fee of £5,000 to £10,000.
  • 2. Appointing a solicitor. An independent English property solicitor (conveyancer) is appointed. That solicitor acts for you, not for the developer.
  • 3. Identity and source of funds checks. You will be asked for a passport, proof of address and documents showing the source of your funds. This step is compulsory in the United Kingdom, and having the papers ready shortens the process.
  • 4. Exchange of contracts and deposit. Contracts are usually exchanged within 21 days of the reservation, with a 10% deposit. The signature can be given digitally from abroad.
  • 5. Stage payments. In off plan projects these follow the payment schedule; for completed apartments the step is skipped.
  • 6. Completion. The remaining balance and the stamp duty are paid and the title is registered in your name. For completed apartments this stage can take four to eight weeks.

You can run the whole process from your own country; you do not have to travel to the United Kingdom.

Risks and what to watch for

We have set out the strengths; in fairness there are points to watch as well. For Battersea Power Station, these are the ones worth pausing on:

  • High service charge: on prime schemes with a pool, a spa and a concierge it can rise to the band of £8 to £12 per square metre a year; in a two bedroom apartment that means £6,000 to £9,000 a year.
  • The rental yield is at Zone 1 level: the gross 3.5-4.5% band; if you are targeting a high yield this scheme is not mathematically the right choice.
  • Short term letting is restricted: Airbnb style use is limited by the lease terms. Long term letting is unrestricted.
  • Construction is continuing in the area: building continues in the Nine Elms corridor; when choosing an apartment the direction of the aspect and whether the view will be preserved are critical.
