Why Sterling Place?
Three stations within a 15 minute walk: flexibility of transport is what a tenant values most in London, and this scheme is very strong on it.
- Motspur Park station, a 10 minute walk
- Raynes Park and New Malden stations, within a 15 minute walk
- Londra Waterloo’ya 24 dakika, a direct service
- At the door, four bus routes
- Wimbledon, Kingston and Richmond a few minutes away; links to the centre and the M25 via the A3
The "more affordable" corner of south west London: prices that start at £470,000 in Wimbledon are £390,000 here. The same railway line, a similar quality of life, a markedly lower entry price. New Malden also has one of the most varied food scenes in London and is known particularly for Korean cuisine.
Daily life: practical living in Zone 4
Leave the house at 8:00, walk for 10 minutes, be at Waterloo at 8:35. The building’s yoga studio or a coffee in the podium garden at lunchtime. The restaurants of New Malden High Street in the evening: Tesco Extra is a four minute walk. At the weekend Wimbledon Common, Richmond Park and Kingston’s riverside are a few minutes away. There are strong schools in the district for families with children.
Sterling Place rental yield
A sensible entry price and strong transport links produce a balanced yield. One bedroom apartments usually let for £1,800 to £2,000, 2+1s £2,450 to £2,850 a month. That puts the gross rental yield in the 5.5-6.2% band.
Tenant profile: professionals working in central London who value a direct train to Waterloo, hospital and university staff around Kingston and Wimbledon, and young families. The south west London rental market is one of the most stable in London. For areas with a similar profile, high yield buy to let areas is worth a look.
The shared areas and the details that set Sterling Place apart
- Podium gardens: raised, landscaped green space between the blocks, for residents only.
- Residents' gym: a fully equipped gym you can use without paying a membership.
- A yoga studio: an amenity that is rare in London at this price.
- A private balcony or terrace in every apartment: without exception; it carries the living space outside.
- Lounge and social areas: shared living areas set aside for residents.
- Penthouse options: larger layouts and a view on the upper floors.
- Fitted kitchen and elegant bathrooms: quality materials as standard; you can let it the day you take it over.
- NHBC Ten Year Warranty: the Barratt London standard.
Energy efficiency and comfort
As a new scheme completing in 2027 it is built to today’s latest energy standards; the apartments are EPC B or better band. Minimum energy standards for rented homes in the United Kingdom are tightening step by step, and the apartment you buy today will be ready for those rules. Against New Malden’s largely pre war and post war building stock the difference in the bill is very plain.
Who is buying?
This project of those who do not have a Wimbledon budget but want to stay in south west London choice. Professionals aged 30 to 50, young families and investors who want to lock in today’s price with completion in 2027. The 24 minute direct train to Waterloo is the strongest argument, both for personal use and for letting.
Frequently asked questions
Is completion in 2027 not a long wait? Buying off plan spreads the payments over time: reservation, a 10% deposit and the balance on handover. Your money is not tied up in full over that period, and early buyers pick the best aspects.
Is Zone 4 not far out? 24 minutes to Waterloo: faster than many Zone 2 and 3 districts of London. In return the price per square metre is markedly more affordable.
What is the tenure? Leasehold: Barratt London schemes typically grant a term of up to 999 years.
What happens if completion is delayed? Barratt London is one of the largest housebuilders in the United Kingdom with a strong delivery record, and the contract carries a long stop date. Even so, you should go into an off plan purchase aware of the risk and have your solicitor review the contract.
Can I buy remotely from abroad? Yes. For the details, our remote property purchase guide page.
Can I use a mortgage? Yes, though on off plan schemes a mortgage offer is usually valid for six months, so the application is made close to completion. UK mortgages for foreign nationals sets the process out.
Total cost: what you actually pay when you buy at Sterling Place
Many overseas buyers look only at the apartment price and meet a surprise at completion. Let us work out the real cost on a £390,000 apartment. Stamp duty (SDLT) in the United Kingdom is banded: 0% up to £125,000, then 2%, 5%, 10% and 12%. On top of that, non-residents pay a 2% surcharge, and if you already own another home, a further 5% additional dwelling rate applies.
| Item | If it will be your only home | If it will be an additional home |
|---|---|---|
| Property price | £390,000 | £390,000 |
| Stamp duty (SDLT) | £17,300 | £36,800 |
| Legal fees | £1,500 to £3,000 | £1,500 to £3,000 |
| Searches and Land Registry fees | about £800 | about £800 |
| Approximate total | £409,600 | £430,600 |
With a mortgage there are also valuation and bank charges, and if you let the property, management commission and income tax. The figures above are indicative, based on a £390,000 entry price; we prepare the exact calculation for your own scenario.
The Sterling Place buying process, step by step
If you are buying from another country, the process runs like this:
- 1. Choosing the apartment and reserving it. We go through the floor plans, the aspect and the view. The apartment you choose is usually held with a reservation fee of £5,000 to £10,000.
- 2. Appointing a solicitor. An independent English property solicitor (conveyancer) is appointed. That solicitor acts for you, not for the developer.
- 3. Identity and source of funds checks. You will be asked for a passport, proof of address and documents showing the source of your funds. This step is compulsory in the United Kingdom, and having the papers ready shortens the process.
- 4. Exchange of contracts and deposit. Contracts are usually exchanged within 21 days of the reservation, with a 10% deposit. The signature can be given digitally from abroad.
- 5. Stage payments. In off plan projects these follow the payment schedule; for completed apartments the step is skipped.
- 6. Completion. The remaining balance and the stamp duty are paid and the title is registered in your name. For completed apartments this stage can take four to eight weeks.
You can run the whole process from your own country; you do not have to travel to the United Kingdom.
Risks and what to watch for
We have set out the strengths; in fairness there are points to watch as well. For Sterling Place, these are the ones worth pausing on:
- Off plan, completing in 2027: completion risk exists in every off plan purchase; have your solicitor review the contract.
- Zone 4 location: 24 minutes to Waterloo, but far for anyone after the prestige of central London.
- 456 apartments handed over at once: there may be competition within the block in the first letting season.
- No tube, mostly rail: there are Motspur Park, Raynes Park and New Malden railway stations but no tube link.
None of this makes the project a bad one, but there is a wide gap between buying with your eyes open and finding out afterwards. We give every client this list up front.
How does Sterling Place compare with the alternatives?
Before you decide, it is worth looking at the other projects in the same budget band:
- Wimbledon Place: an upper segment alternative on the same railway line, in a better known district.
- Springfield Place: beside a park in south west London, with a 4.8% yield.
- Lampton Parkside: an alternative in west London supported by Heathrow demand.
We can work out together which project fits your goal, judged on budget, intended use and exit plan. For an overview, our guide to UK property investment for international buyers is worth reading too.
