Why Reading Riverworks?
Reading station: the western end of the Elizabeth Line: this is the district’s largest gain of recent years. From Reading you travel to London both on the fast GWR trains and directly on the Elizabeth Line. An apartment within walking distance of the station is the strongest product there is when letting.
- Reading station, close by; Elizabeth Line and the fast GWR trains
- By fast train, about 25 minutes to Paddington
- A direct link to central London on the Elizabeth Line, with no change
- the River Thames and riverside footpaths right at the door
- Quick access to the M4; Heathrow about 30 to 35 minutes by car
The technology employment of the Thames Valley: Reading and the area around it hold some of the densest technology and consulting employment in England. Microsoft, Oracle and dozens of international companies have their United Kingdom headquarters here. High paid employment feeds the rental market directly.
Daily life: by the river, next to the station
A walk to the station in the morning, Paddington in 25 minutes. A walk along the Thames at lunchtime: the riverside is the finest thing about Reading. The Oracle shopping centre or the restaurants of the city centre in the evening. At the weekend a boat along the Thames, with Windsor and Henley half an hour away and Oxford an hour. City life and the riverside together.
Reading Riverworks rental yield
Proximity to the station and technology employment are a strong combination. One bedroom apartments usually let for £1,400 to £1,600, 2+1s £1,600 to £1,850 a month. That puts the gross rental yield in the 4.5-5% band.
Tenant profile: staff of the technology and consulting companies in the Thames Valley, professionals commuting to London, and staff of the University of Reading. Walking distance to the station is the strongest headline your rental listing can carry. For areas with a similar profile, high yield buy to let areas is worth a look.
The features and the details that set Reading Riverworks apart
- The bank of the Thames: riverside living; many apartments have a connection to the river from a balcony or terrace.
- Walking distance to the station: the Elizabeth Line and the fast trains at the same point.
- Landscaped green space: landscaping between the blocks, for residents only.
- Riverside walkways: starting at the scheme’s door.

Against Reading’s Victorian building stock the difference in the annual bill is plain. If you let the property you are also ready for the tightening minimum energy standards in the United Kingdom.
Who is buying?
This project of investors looking for yield and the confidence of a brand together choice. The combination of a £400,000 entry price and Berkeley quality is a balance that is not possible in London. Professionals working in the Thames Valley and people travelling to London a few days a week also choose it for their own use. Proximity to the station is decisive both for personal use and for letting.
Frequently asked questions
Reading Riverworks or Bankside Gardens? Both are in Reading and belong to the Berkeley group. Bankside Gardens is park and garden led and aimed at a family audience; Reading Riverworks is close to the station and on the riverside, and speaks more to a professional and investor audience. We decide together according to your goal.
Does Reading count as London? No, Reading is in Berkshire and outside the London boundary. It has an Elizabeth Line link but this is not a London address; the district’s strength is its own technology economy.
Does every apartment have a river view? No, it depends on the aspect and the block. Apartments with a view are clearly worth more, and we guide you on choosing the aspect.
What is the tenure? Leasehold: Berkeley schemes typically grant a term of up to 999 years.
Can I buy remotely from abroad? Yes. For the details, our remote property purchase guide page.
Can I use a mortgage? Foreign buyers can normally borrow up to 65-75% of the value. UK mortgages for foreign nationals is worth reading.
Total cost: what you actually pay when you buy at Reading Riverworks
Many overseas buyers look only at the apartment price and meet a surprise at completion. Let us work out the real cost on a £400,000 apartment. Stamp duty (SDLT) in the United Kingdom is banded: 0% up to £125,000, then 2%, 5%, 10% and 12%. On top of that, non-residents pay a 2% surcharge, and if you already own another home, a further 5% additional dwelling rate applies.
| Item | If it will be your only home | If it will be an additional home |
|---|---|---|
| Property price | £400,000 | £400,000 |
| Stamp duty (SDLT) | £18,000 | £38,000 |
| Legal fees | £1,500 to £3,000 | £1,500 to £3,000 |
| Searches and Land Registry fees | about £800 | about £800 |
| Approximate total | £420,300 | £441,800 |
With a mortgage there are also valuation and bank charges, and if you let the property, management commission and income tax. The figures above are indicative, based on a £400,000 entry price; we prepare the exact calculation for your own scenario.
The Reading Riverworks buying process, step by step
If you are buying from another country, the process runs like this:
- 1. Choosing the apartment and reserving it. We go through the floor plans, the aspect and the view. The apartment you choose is usually held with a reservation fee of £5,000 to £10,000.
- 2. Appointing a solicitor. An independent English property solicitor (conveyancer) is appointed. That solicitor acts for you, not for the developer.
- 3. Identity and source of funds checks. You will be asked for a passport, proof of address and documents showing the source of your funds. This step is compulsory in the United Kingdom, and having the papers ready shortens the process.
- 4. Exchange of contracts and deposit. Contracts are usually exchanged within 21 days of the reservation, with a 10% deposit. The signature can be given digitally from abroad.
- 5. Stage payments. In off plan projects these follow the payment schedule; for completed apartments the step is skipped.
- 6. Completion. The remaining balance and the stamp duty are paid and the title is registered in your name. For completed apartments this stage can take four to eight weeks.
You can run the whole process from your own country; you do not have to travel to the United Kingdom.
Risks and what to watch for
We have set out the strengths; in fairness there are points to watch as well. For Reading Riverworks, these are the ones worth pausing on:
- Reading is not a London address: there is an Elizabeth Line link but it is in Berkshire; not suitable for anyone after the prestige of London.
- Not every apartment has a river view: it depends on the aspect and the block; apartments with a view are worth more.
- Phased project: construction continues around the newer phases.
- The tenant pool depends on the technology sector: employment in the Thames Valley is strong but it carries a risk of sector concentration.
None of this makes the project a bad one, but there is a wide gap between buying with your eyes open and finding out afterwards. We give every client this list up front.
How does Reading Riverworks compare with the alternatives?
Before you decide, it is worth looking at the other projects in the same budget band:
- Bankside Gardens: a park and garden led alternative in the same city, aimed at a family audience.
- One Waterside: a Berkeley scheme in Bath targeting net zero carbon.
- Canalside Quarter: an alternative in Oxford, in a supply constrained market.
We can work out together which project fits your goal, judged on budget, intended use and exit plan. For an overview, our guide to UK property investment for international buyers is worth reading too.
