£350,000 is a very competitive entry point within the boundaries of London. Being off-plan is an advantage here: you lock in today’s price and spread the payments out to 2027, and early buyers pick the best aspects. the advantages of buying a new build home with the flexibility of a payment plan.

Why Lightmakers?

Six minutes to the station: the first thing tenants look at when choosing an apartment is transport, and this scheme passes that test comfortably. From Lower Sydenham station there is fast and practical access to central London.

  • Lower Sydenham railway station, a six minute walk
  • A direct train link to central London
  • Bell Green Retail Park right beside it, a supermarket and shops
  • Sydenham Road a short walk away; cafes and daily needs
  • Crystal Palace and Dulwich Village close by

The rising corner of south east London: the triangle of Sydenham, Crystal Palace and Dulwich has become an area steadily more favoured by young professionals and families in recent years. People who do not want to pay central London prices but are looking for good transport and a neighbourhood fabric are heading here.

Daily life: everything within walking distance

Leave the house at 8:15, walk for six minutes, take the train, be in central London. A meeting in the residents’ lounge or the work space at lunchtime. On the way home in the evening, shopping at Bell Green Retail Park, with the supermarket next door. At the weekend a walk in Crystal Palace Park, the boutique cafes and galleries of Dulwich Village. One of the most practical corners of south east London.

Lightmakers rental yield

A sensible entry price and six minutes to the station produce a good return. One bedroom apartments usually let for £1,500 to £1,750, 2+1s £1,850 to £2,150 a month. That puts the gross rental yield in the 5-5.5% band.

Tenant profile: young professionals working in central London, hospital and school staff around Lewisham and Southwark, and young families. A balcony in every apartment and amenities such as the residents’ lounge set your letting advertisement apart from its rivals in the district. For areas with a similar profile, high yield buy to let areas is worth a look.

The shared areas and the details that set Lightmakers apart

  • A private balcony or terrace in every apartment: without exception, a standard that is becoming rare in London.
  • Residents’ Lounge: a warm shared space designed for socialising and working remotely.
  • Work and office space: separate sections supporting the balance of work and life.
  • Sports facilities: fitness areas for residents.
  • Landscaped communal gardens: together with walking routes and green space.
  • Retail and cafe space: commercial units planned within the scheme.
  • Secure cycle parking: gated and controlled.

Energy efficiency and comfort

As a new scheme completing in 2027 it is built to today’s latest energy standards; the apartments are EPC B or better band. Minimum energy standards for rented homes in the United Kingdom are tightening step by step, and the apartment you buy today will be ready for those rules. Against Lewisham’s Victorian building stock the difference in the bill is very marked.

Who is buying?

This project For those looking for a well located apartment in London on a sensible budget this is the choice. Professionals aged 25 to 45 buy for their own use, investors to lock in today’s price with a 2027 handover. A balcony in every apartment and the work spaces are a decisive advantage for people who work from home.

Frequently asked questions

Is completion in 2027 not a long wait? Buying off plan spreads the payments over time: reservation, a 10% deposit and the balance on handover. Your money is not tied up in full over that period, and early buyers pick the best aspects.

What is the Bell Green area like? The area is around a retail park and its neighbourhood fabric has not settled the way Crystal Palace or Dulwich has. In return the supermarket and the shops are at the door and the station is six minutes away. Strong if practicality is your priority; if you are looking for a district with character we would suggest seeing the surroundings.

A 14 storey block, which floor is better? The upper floors are more valuable because of the view and let faster. We can decide together on the best combination of floor and aspect for your budget.

What is the tenure? Leasehold, with newly sold apartments typically given a term of up to 999 years.

Can I buy remotely from abroad? Yes. For the details, our remote property purchase guide page.

Can I use a mortgage? Yes, though on off plan schemes a mortgage offer is usually valid for six months, so the application is made close to completion. UK mortgages for foreign nationals sets the process out.

Total cost: what you actually pay when you buy at Lightmakers

Many overseas buyers look only at the apartment price and meet a surprise at completion. Let us work out the real cost on a £350,000 apartment. Stamp duty (SDLT) in the United Kingdom is banded: 0% up to £125,000, then 2%, 5%, 10% and 12%. On top of that, non-residents pay a 2% surcharge, and if you already own another home, a further 5% additional dwelling rate applies.

ItemIf it will be your only homeIf it will be an additional home
Property price£350,000£350,000
Stamp duty (SDLT)£14,500£32,000
Legal fees£1,500 to £3,000£1,500 to £3,000
Searches and Land Registry feesabout £800about £800
Approximate total£366,800£385,800

With a mortgage there are also valuation and bank charges, and if you let the property, management commission and income tax. The figures above are indicative, based on a £350,000 entry price; we prepare the exact calculation for your own scenario.

The Lightmakers buying process, step by step

If you are buying from another country, the process runs like this:

  • 1. Choosing the apartment and reserving it. We go through the floor plans, the aspect and the view. The apartment you choose is usually held with a reservation fee of £5,000 to £10,000.
  • 2. Appointing a solicitor. An independent English property solicitor (conveyancer) is appointed. That solicitor acts for you, not for the developer.
  • 3. Identity and source of funds checks. You will be asked for a passport, proof of address and documents showing the source of your funds. This step is compulsory in the United Kingdom, and having the papers ready shortens the process.
  • 4. Exchange of contracts and deposit. Contracts are usually exchanged within 21 days of the reservation, with a 10% deposit. The signature can be given digitally from abroad.
  • 5. Stage payments. In off plan projects these follow the payment schedule; for completed apartments the step is skipped.
  • 6. Completion. The remaining balance and the stamp duty are paid and the title is registered in your name. For completed apartments this stage can take four to eight weeks.

You can run the whole process from your own country; you do not have to travel to the United Kingdom.

Risks and what to watch for

We have set out the strengths; in fairness there are points to watch as well. For Lightmakers, these are the ones worth pausing on:

  • Off plan, completing in 2027: completion risk exists in every off plan purchase; have your solicitor review the contract.
  • The Bell Green area has not settled yet: it is around a retail park; there is no neighbourhood fabric with the character of Crystal Palace or Dulwich.
  • 262 apartments handed over in the same period: there may be competition within the block in the first letting season.
  • Limited images: the images of the scheme on the site are 840px; ask for a current floor plan before choosing an apartment.

None of this makes the project a bad one, but there is a wide gap between buying with your eyes open and finding out afterwards. We give every client this list up front.

How does Lightmakers compare with the alternatives?

Before you decide, it is worth looking at the other projects in the same budget band:

  • Springfield Place: completed apartments in south west London and a 4.8% return.
  • Sterling Place: a Barratt London alternative in south west London with a 2027 handover.
  • Bermondsey Heights: for anyone wanting five minutes to London Bridge from Zone 2.

We can work out together which project fits your goal, judged on budget, intended use and exit plan. For an overview, our guide to UK property investment for international buyers is worth reading too.
