This corner of west London stands in the shadow of expensive neighbours such as Richmond and Chiswick while sharing the same greenery and access to the river. The difference in price is serious; the difference in quality of life much smaller. the advantages of buying a new build home on a sensible budget, a logical option.

Why Kew Bridge Rise?

A location in the middle of the greenery: Kew Gardens (on the UNESCO World Heritage list), Syon Park and the bank of the Thames are within a walk or a few minutes. Very few new schemes in London are this close to so much green space.

  • Kew Bridge railway station, a few minutes’ walk; direct to Waterloo
  • Gunnersbury (District Line and Overground) and Kew Gardens (District Line) a short distance away
  • A direct link to central London on the District Line
  • Heathrow about 20 to 25 minutes by car; the M4 close by
  • Richmond, Chiswick and Ealing a few minutes away

Brentford’s regeneration: Brentford has been through serious renewal in recent years: a new stadium, riverside landscaping, restaurants and retail space. It has become the natural alternative for buyers who cannot pay Richmond and Chiswick prices but want to stay in the same area.

Daily life: a refuge above the city

The train to Waterloo in the morning, or the District Line to the centre. A walk along the Thames at lunchtime. The restaurants of Chiswick or Brentford’s renewed riverside in the evening. At the weekend a day in Kew Gardens, a cycle in Syon Park, a short trip to Richmond Park. There are strong schools in the district for families, and the abundance of green space is a comfort rarely found in London.

Kew Bridge Rise rental yield

A moderate entry price and steady West London demand produce a balanced yield. Studios let for £2,000 to £2,150/month, 2+1s £2,450 to £2,850 and 2 bedroom flats in that band. In the developer’s price list dated 8 September 2026 the gross rental yield is %5,5 ile %5,9for studios and %4,8 ile %5,1 for 2 bedroom flats.

Tenant profile: professionals working in central London, staff of the media and technology companies around Chiswick and Hammersmith, and young families. The west London rental market is one of the most stable in London and the risk of a void is low. For areas with a similar profile, high yield buy to let areas is worth a look.

Frequently asked questions

Is Brentford far from the centre? There is a direct train from Kew Bridge to Waterloo, and a link to the centre on the District Line as well. It is a Zone 3 to 4 location; what stands out is not proximity to the centre but the greenery and the balance of price and quality.

The images available are limited. The project images on the site are low resolution; ask the developer for current photographs and floor plans before choosing an apartment, and we request them on your behalf.

What is the tenure? Leasehold, with newly sold apartments typically given a term of up to 999 years.

Can I buy remotely from abroad? Yes. For the details, our remote property purchase guide page.

Can I use a mortgage? Foreign buyers can normally borrow up to 65-75% of the value. UK mortgages for foreign nationals is worth reading.

Many overseas buyers look only at the apartment price and get a surprise at completion. Let us work out the real cost on a £385,000 apartment. Stamp duty in the United Kingdom is worked out in bands: 0% up to £125,000, then 2%, 5%, 10% and 12%. The Kew Bridge Rise buying process, step by step

If you are buying from another country, the process runs like this:

  • 1. Choosing the apartment and reserving it. We go through the floor plans, the aspect and the view. The apartment you choose is usually held with a reservation fee of £5,000 to £10,000.
  • 2. Appointing a solicitor. An independent English property solicitor (conveyancer) is appointed. That solicitor acts for you, not for the developer.
  • 3. Identity and source of funds checks. You will be asked for a passport, proof of address and documents showing the source of your funds. This step is compulsory in the United Kingdom, and having the papers ready shortens the process.
  • 4. Exchange of contracts and deposit. Contracts are usually exchanged within 21 days of the reservation, with a 10% deposit. The signature can be given digitally from abroad.
  • 5. Stage payments. In off plan projects these follow the payment schedule; for completed apartments the step is skipped.
  • 6. Completion. The remaining balance and the stamp duty are paid and the title is registered in your name. For completed apartments this stage can take four to eight weeks.

You can run the whole process from your own country; you do not have to travel to the United Kingdom.

Risks and what to watch for

We have set out the strengths; in fairness there are points to watch as well. For Kew Bridge Rise, these are the ones worth pausing on:

  • Zone 3-4 location: there is a direct link to the centre but the journey is longer than from Zone 1 and 2 schemes.
  • Project images are low resolution: the photographs on the site are 1,088px; ask the developer for current images and floor plans before choosing an apartment.
  • Yield in the mid band: gross 4.8% to 5.9%, so not the right scheme for anyone chasing a very high yield.
  • Brentford’s regeneration is ongoing: the district is being renewed but some parts are not finished yet.

None of this makes the project a bad one, but there is a wide gap between buying with your eyes open and finding out afterwards. We give every client this list up front.

How does Kew Bridge Rise compare with the alternatives?

Before you decide, it is worth looking at the other projects in the same budget band:

  • Lampton Parkside: beside a park in the same borough, at a more affordable entry price.
  • The Green Quarter: the Elizabeth Line and generous green space in west London.
  • Wimbledon Place: a boutique scale alternative in south west London with strong brand value.

We can work out together which project fits your goal, judged on budget, intended use and exit plan. For an overview, our guide to UK property investment for international buyers is worth reading too.
