Why Hayes Village?

The Elizabeth Line: the real story of this scheme: Hayes & Harlington station is within walking distance and the Elizabeth Line stops here. This is the development that changed the value of the area outright.

  • Hayes & Harlington station, within walking distance; Elizabeth Line
  • on the Elizabeth Line about seven minutes to Heathrow
  • Paddington’a 17 dakika, Bond Street’e 22 dakika, about 35 minutes to Canary Wharf
  • Grand Union Canal the bank and its footpaths right at the door
  • quick access to the motorway network via the M4 and A40

Proximity to Heathrow means a guaranteed let: Heathrow is one of the largest single employment centres in England and tens of thousands of people work there. Being seven minutes away on the Elizabeth Line makes this scheme a natural choice for people in aviation, logistics and hospitality. That demand is less affected by economic swings than districts centred on finance.

Daily life: on the canal, next to the airport

Paddington in 17 minutes on the Elizabeth Line in the morning, Bond Street in 22. On a business trip you are at Heathrow in seven minutes, picking up your case on the way out. A walk by the canal at lunchtime. On the way home in the evening the concierge has already taken in your parcels. At the weekend a cycle along the canal, Osterley Park, or the centre on the Elizabeth Line. A rare balance for anyone who wants to live in the city and be close to water.

Hayes Village rental yield

A low entry price combined with the Elizabeth Line connection produces a strong yield. One bedroom apartments usually let for £1,650 to £1,800, 2+1s £2,150 to £2,400 a month. That puts the gross rental yield in the 6.3-6.9% band, one of the highest rates you will find inside London.

Tenant profile: people working in aviation, logistics and hospitality at and around Heathrow, professionals travelling to the centre on the Elizabeth Line, and young families. That variety lowers the risk of a void. For areas with a similar profile, high yield buy to let areas is worth a look.

The shared areas and the details that set Hayes Village apart

  • Concierge service: a privilege you will hardly find anywhere in London in this price band.
  • Grand Union Canal side: waterside living and canal footpaths.
  • Landscaped communal areas: green space between the blocks, for residents only.
  • Lounge areas: shared areas that support social life.
  • Secure cycle parking: the canal paths are ideal for cycling.
  • Balcony or terrace in most apartments: a design that brings the waterside view inside.

Energy efficiency and comfort

Barratt London standard insulation, high performance windows and efficient heating; the apartments are typically EPC B band. Against the post war building stock of Hillingdon the difference in the annual bill is very plain. If you let the property you are also safe against the tightening minimum energy standards in the United Kingdom.

Who is buying?

This project is squarely aimed at yield focused investors and those buying their first property in London scheme. The £315,000 level is a rare entry point inside the London boundary and, combined with a 5.5-6% yield, makes strong arithmetic. Professionals working around Heathrow and business people who travel often also choose it for their own use.

Frequently asked questions

Is Hayes far from the centre? Paddington in 17 minutes and Bond Street in 22 on the Elizabeth Line: faster than many Zone 2 and 3 districts of London. Being in Zone 5 brings the price per square metre down a great deal without losing the transport advantage.

Is there aircraft noise? Hayes is an area close to Heathrow and aircraft can be heard at some points. That is already reflected in prices in the area. We take the matter into account when choosing the aspect.

Does every apartment have a canal view? No, it depends on the aspect and the block. Apartments with a view are clearly worth more, and we guide you on choosing the aspect.

What is the tenure? Leasehold: Barratt London schemes typically grant a term of up to 999 years.

Can I buy remotely from abroad? Yes. For the details, our remote property purchase guide page.

Can I use a mortgage? Foreign buyers can normally borrow up to 65-75% of the value. In this price band leverage can lift the net yield considerably. UK mortgages for foreign nationals is worth reading.

Total cost: what you actually pay when you buy at Hayes Village

Many overseas buyers look only at the apartment price and meet a surprise at completion. Let us work out the real cost on a £315,000 apartment. Stamp duty (SDLT) in the United Kingdom is banded: 0% up to £125,000, then 2%, 5%, 10% and 12%. On top of that, non-residents pay a 2% surcharge, and if you already own another home, a further 5% additional dwelling rate applies.

With a mortgage there are also valuation and bank charges, and if you let the property, management commission and income tax. The figures above are indicative, based on a £315,000 entry price; we prepare the exact calculation for your own scenario.

The Hayes Village buying process, step by step

If you are buying from another country, the process runs like this:

  • 1. Choosing the apartment and reserving it. We go through the floor plans, the aspect and the view. The apartment you choose is usually held with a reservation fee of £5,000 to £10,000.
  • 2. Appointing a solicitor. An independent English property solicitor (conveyancer) is appointed. That solicitor acts for you, not for the developer.
  • 3. Identity and source of funds checks. You will be asked for a passport, proof of address and documents showing the source of your funds. This step is compulsory in the United Kingdom, and having the papers ready shortens the process.
  • 4. Exchange of contracts and deposit. Contracts are usually exchanged within 21 days of the reservation, with a 10% deposit. The signature can be given digitally from abroad.
  • 5. Stage payments. In off plan projects these follow the payment schedule; for completed apartments the step is skipped.
  • 6. Completion. The remaining balance and the stamp duty are paid and the title is registered in your name. For completed apartments this stage can take four to eight weeks.

You can run the whole process from your own country; you do not have to travel to the United Kingdom.

Risks and what to watch for

We have set out the strengths; in fairness there are points to watch as well. For Hayes Village, these are the ones worth pausing on:

  • Aircraft noise: Hayes is close to Heathrow; aircraft can be heard at some points and the choice of aspect matters.
  • Zone 5 location: the Elizabeth Line is strong, but it is far for anyone after the prestige of central London.
  • Not every apartment has a canal view: it depends on the aspect and the block; apartments with a view are worth more.
  • Limited images: the project images on the site are around 1,180px; ask for a current floor plan before choosing an apartment.

None of this makes the project a bad one, but there is a wide gap between buying with your eyes open and finding out afterwards. We give every client this list up front.
