In east London, River Lea on the bank of the, in the heart of Canning Town, Barratt London a new scheme signed by. The concept is "waterside living": riverside walking areas, landscaped shared gardens, open plan apartments with a private balcony or terrace, and its own concierge. Roughly 24.000 sq ft of workspace, retail and cafe space is planned within the scheme; a lively neighbourhood fabric with art studios and maker spaces around it is the aim.

Because prices have not been announced it is not possible to give an exact return. But the data for the area is clear: in Canning Town one bedroom apartments generally let in the £1,850 to £2,100, 2+1s £2,400 to £2,650 band. In a scheme of Barratt London’s calibre, with a concierge and on the riverside, rents would be expected to sit in the upper part of that band.

Is 2028 not very far off? In an off-plan purchase you spread the payments over time: reservation, a 10% deposit and the balance on handover. Your money is not tied up in full throughout that period. In return the handover risk is spread over a longer horizon; always have the contract reviewed with your solicitor.
What happens if completion is delayed? Barratt London’s delivery discipline is strong and the contract includes a long stop date. Even so, in a long horizon off-plan purchase this risk should be entered into knowingly.
What is the tenure? Leasehold: Barratt London schemes typically grant a term of up to 999 years.

Total cost: what you actually pay when you buy at Crown Wharf
Many overseas buyers look only at the apartment price and meet a surprise at completion. Because the prices of Crown Wharf have not been announced, let us show the cost on a sample scenario of £450,000, close to the level of similar schemes in the area. Stamp duty (SDLT) in the United Kingdom is banded: 0% up to £125,000, then 2%, 5%, 10% and 12%. On top of that, non-residents pay a 2% surcharge, and if you already own another home, a further 5% additional dwelling rate applies.

The Crown Wharf buying process, step by step
If you are buying from another country, the process runs like this:
- 1. Choosing the apartment and reserving it. We go through the floor plans, the aspect and the view. The apartment you choose is usually held with a reservation fee of £5,000 to £10,000.
- 2. Appointing a solicitor. An independent English property solicitor (conveyancer) is appointed. That solicitor acts for you, not for the developer.
- 3. Identity and source of funds checks. You will be asked for a passport, proof of address and documents showing the source of your funds. This step is compulsory in the United Kingdom, and having the papers ready shortens the process.
- 4. Exchange of contracts and deposit. Contracts are usually exchanged within 21 days of the reservation, with a 10% deposit. The signature can be given digitally from abroad.
- 5. Stage payments. In off plan projects these follow the payment schedule; for completed apartments the step is skipped.
- 6. Completion. The remaining balance and the stamp duty are paid and the title is registered in your name. For completed apartments this stage can take four to eight weeks.
You can run the whole process from your own country; you do not have to travel to the United Kingdom.
Risks and what to watch for
We have set out the strengths; in fairness there are points to watch as well. For Crown Wharf, these are the ones worth pausing on:
- The prices have not been announced yet: sales will open on a "price on request" basis; you cannot do the investment calculation before the price list comes out.
- A 2028 handover is a long horizon: the off-plan risk is spread over a longer period; always have the contract reviewed with your solicitor.
- It does not generate income at once: not the right scheme for anyone who wants to move in or earn rental income now.
- Supply is heavy in Canning Town: a large number of schemes in the area are handed over in the same period; there may be competition in letting in 2028.
