The apartments suit yearly, monthly or daily letting.<\/p>\n<ul>\n<li>Central Batumi 10 to 15 minutes by car, Batumi Airport 15 minutes<\/li>\n<li>Marina front position with a private beach belonging to the scheme<\/li>\n<li>Covered parking for 102 cars on the ground floor<\/li>\n<li>Shops, cafes and restaurants, a spa and social areas on the lower floors<\/li>\n<li>The apartments for sale are on floors 3 to 16 with sea views<\/li>\n<\/ul>\n<h3>Kiralama nas\u0131l y\u00fcr\u00fcyor?<\/h3>\n<p>There are two routes and the owner chooses. The project management can run the letting from end to end, or the owner lets the apartment themselves, Airbnb included. Because the hotel block next door brings short stay demand to the same address, daily letting is easier in practice. This describes the letting infrastructure rather than promising a return; the scheme carries no rental guarantee.<\/p>\n<h3>Aidat ne kadar olacak?<\/h3>\n<p>Once the apartments are finished and the site management is fully running, the service charge is forecast at about $1 per square metre per month, so roughly $66 a month for a 66 square metre apartment. This is a forecast; the exact figure is set when the management takes over.<\/p>\n<h3>How do the title transfer and handover work?<\/h3>\n<p>In Georgia the title transfer is completed at the registry on the same day, and the only cost is a $100 registration fee. Legal work, translation and residence paperwork are handled by the developer\u2019s own office team. Construction is complete and the final works are under way; handover is January 2027. The contract allows only for a weather related extension of up to six months.<\/p>\n<h3>Total cost: what do you actually pay when buying at Gonio Pearl?<\/h3>\n<p>The purchase costs in Georgia are few. A $100 registration fee is added to the price of the apartment, and a foreign buyer pays no additional purchase tax. If you take the shell and have the interior finished later, $500 per square metre is counted separately. It is worth setting aside a budget for furniture, appliances and preparing the apartment for letting.<\/p>\n<h3>Who is buying?<\/h3>\n<p>It suits a buyer who wants to keep the entry budget low and is looking for a seaside unit that works for short lets. The $60,000 entry point is the lowest in our portfolio. For a buyer who wants a large family layout, everything other than the 296 square metre penthouse stays compact, and that is worth saying up front.<\/p>\n<h3>What to Check Before You Decide<\/h3>\n<ul>\n<li><strong>The headline price is the shell handover price.<\/strong> It is calculated at $2,000 per square metre. For an apartment that is finished and ready to let, add a further $500 per square metre, which for 30 m\u00b2 comes to about $75,000. When you compare, compare the same handover specification.<\/li>\n<li><strong>Handover January 2027.<\/strong> The contract allows a weather related extension of up to six months; beyond that no delay compensation or security has been agreed.<\/li>\n<li><strong>Aidat \u00f6ng\u00f6r\u00fc.<\/strong> The figure of $1 per square metre per month is an estimate made before the management takes over.<\/li>\n<li><strong>Rental income is not guaranteed.<\/strong> The scheme has no rental guarantee; income depends on the letting model you choose and on the season.<\/li>\n<li><strong>Prices are in dollars.<\/strong> The price, the payment plan and the service charge are all in dollars; if your income is in another currency, allow for the exchange rate.<\/li>\n<li><strong>Georgia is a new market in our portfolio.<\/strong> The purchase process is quick and the costs are low.
