Location and transport

St Paul's Square, Birmingham B3 1QZ. The heart of the Jewellery Quarter, with Snow Hill and the Colmore Row business district within walking distance.

What the building has

High specification one, two and three bedroom apartments and two penthouses.

Tenant profile

People working in the professional services sector on Colmore Row.

The yield

The expected rental yield the developer states is 5.5%. This is a projection, not a guarantee; the yield you realise depends on the rental market, the service charge and void periods. A yield worked out without deducting the service charge misleads.

Total cost

On top of the apartment price come stamp duty, legal fees, the land registry fee and, for a buyer living abroad, additional verification fees. You can work out your own scenario in the capital.works purchase cost calculator.

Risks and what to watch for

The building is complete but legal completion has been deferred to June 2027; see the terms of that deferral in the contract.
