Hello everyone, today we are looking at Elevate Property Group’s Ariel House. The 1970s four storey TSB Bank building converted into 57 apartments. Completed, the apartments are ready.

For prices, taxes and the whole buying process, see our guide: UK Property Guide

Location and transport

2136 Coventry Road, Sheldon, Birmingham B26 3JW. On the airport and NEC side of Birmingham, on the A45, with a direct link into the city centre.

What the building has

A conversion scheme; the apartments come with parking.

Tenant profile

Tenants drawn by employment around the airport and the NEC together with easy access to the city centre.

The yield

The expected rental yield the developer states is 5.5%. This is a projection, not a guarantee; the yield you realise depends on the rental market, the service charge and void periods. A yield worked out without deducting the service charge misleads.

Total cost

On top of the apartment price come stamp duty, legal fees, the land registry fee and, for a buyer living abroad, additional verification fees. You can work out your own scenario in the capital.works purchase cost calculator.

Risks and what to watch for

Most of the available apartments are sold with tenants in place. The lease is 250 years. In conversions, budget for the maintenance items that come with the age of the building.
