Hello everyone, today we are looking at Forshaw Group’s Silkbank. A completed scheme on the bank of the River Irwell. One apartment is left in the portfolio.

For prices, taxes and the whole buying process, see our guide: UK Property Guide

The scheme’s unit types, current price range, floor plans and location: see the project page

Prices and available apartments

The figures below come from the developer’s current stock list, with sold units taken out. Right now 1 unit available.

Location and transport

Derwent Street, Salford M5 4RE. The opposite bank of the river is Manchester city centre; Spinningfields and Deansgate are within walking distance.

What the building has

Gym, residents' lounge, co-working space, concierge, post room, secure parking and cycle store.

Tenant profile

Professionals who want to walk into the centre. Being completed means the rental income starts immediately.

The yield

The expected gross rental yield the developer states is 5.2%. This is a projection, not a guarantee; the yield you realise depends on the rental market, the service charge and void periods. A yield worked out without deducting the service charge misleads.

Total cost

On top of the apartment price come stamp duty, legal fees, the land registry fee and, for a buyer living abroad, additional verification fees. You can work out your own scenario in the capital.works purchase cost calculator.

Risks and what to watch for

Stock is almost gone: a single two bedroom apartment is left and it is sold with a tenant in place. On a tenanted purchase, have your solicitor review the terms of the existing tenancy.
