Today, from Southwark, Bermondsey Place.<\/p>\n<p class=\"cw-proje-bag\" style=\"margin:18px 0;padding:12px 16px;background:#f2f6fa;border-inline-start:3px solid #409fff;border-radius:4px;font-size:16px\">Apartment types, current price range and location: <a href=\"https:\/\/yatirim.uk\/en\/real-estate\/bermondsey-place\/\"><strong>see the project page<\/strong><\/a><\/p>\n<p>A residential scheme by Berkeley Homes in the south east of London, in the borough of Southwark, on Olmar Street between Old Kent Road and South Bermondsey station. It is selling in two phases: the first is The Art House and the second The Art Mill. Both sit on the same site and share the same communal areas, but their completion dates differ. Berkeley says on its own page that the first phase is over 70 percent sold.<\/p>\n<p><span style=\"font-size: 20px; text-align: inherit; text-transform: capitalize;\">Prices<\/span><\/p>\n<ul>\n<li>Prices: \u00a3515,000 to \u00a3940,000<\/li>\n<li>14 apartments on sale as at 9 September 2026: 5 in The Art Mill, 9 in The Art House<\/li>\n<li>One bedroom apartments: \u00a3515,000 to \u00a3577,500 (51 to 53 m\u00b2)<\/li>\n<li>Two bedroom apartments: \u00a3710,000 to \u00a3765,000 (73 to 80 m\u00b2)<\/li>\n<li>Three bedroom apartments: \u00a3822,500 to \u00a3940,000 (84 to 90 m\u00b2)<\/li>\n<li>Completion: The Art Mill end of 2027 to early 2028, The Art House third quarter of 2028 to early 2029<\/li>\n<li>Travel zone: Zone 2<\/li>\n<li>Address: Olmar Street, Bermondsey, London SE1 5AY<\/li>\n<\/ul>\n<p>Berkeley Homes is the housebuilding arm of Berkeley Group and is known for large scale urban regeneration in London. The company developing Bermondsey Place is Berkeley Homes South East London Ltd. The group has delivered earlier schemes in south London that turned former industrial land into housing; that is the first thing to look at on delivery record.<\/p>\n<h2>Why Bermondsey Place?<\/h2>\n<p><strong>Close to the centre, without the centre's price.<\/strong> Bermondsey Place is inside Zone 2 and London Bridge is five minutes from South Bermondsey station. At many addresses with the same journey time the entry price is far higher. A one bedroom apartment starting at \u00a3515,000 is a reasonable entry level for this location by London standards. The second point is that the scheme is part of an area regeneration: the former industrial sites around it are being turned into housing one by one, and the neighbourhood changes a little every year.<\/p>\n<ul>\n<li>South Bermondsey station: the nearest rail station<\/li>\n<li>London Bridge: 5 minutes (Berkeley's own journey time)<\/li>\n<li>London Waterloo: 7 minutes (Berkeley's own journey time)<\/li>\n<li>Burgess Park: one of London's largest parks, within walking distance<\/li>\n<li>Inside Zone 2: the daily travel cost is more predictable than in outer zones<\/li>\n<\/ul>\n<h3>Daily life<\/h3>\n<p>Along Old Kent Road there are supermarkets, gyms and everyday shops; the caf\u00e9s and restaurants of Bermondsey Street and Borough Market are one stop away by train. Burgess Park is large enough for a weekend: it has a lake, sports pitches and cycle paths. The scheme itself has a concierge, a gym and a co-working area, so part of daily life is handled without leaving the building.<\/p>\n<h3>Rental yield and tenant profile<\/h3>\n<p>Because the scheme does not complete before late 2027 there are no lettings in its own buildings yet; the closest comparable is Bermondsey Heights, completed in 2025 right beside South Bermondsey station. There, one bedroom apartments usually let for <strong>\u00a31,850 to \u00a32,200<\/strong>, 2+1s <strong>\u00a32,200 to \u00a32,500<\/strong> a month (listings dated 12 September 2026). Against the \u00a3515,000 entry price at Bermondsey Place, that puts the gross rental yield at roughly <strong>%4.3-5.1<\/strong> . The estimated service charge is \u00a35.10 per sq ft, about \u00a32,800 a year for a one bedroom; after the service charge and a void allowance the net yield falls to the 3.5% to 4% band. Rents may rise before completion, but there is no income until the keys are handed over.<\/p>\n<p>The tenant profile is mostly people commuting to London Bridge, the City and Canary Wharf. The five minute rail link is decisive for this group, and buildings with a co-working space are preferred by those working from home a few days a week. Two bedroom apartments in this area also suit sharers, which lowers the void risk.
