Apartment 178, a one bedroom, shows 6.4%. That is one of the highest bands among the UK schemes in our portfolio.<\/p>\n<p>The reason is easy to see. The entry price is \u00a3240,000, which is \u00a375,000 below the cheapest London scheme in our portfolio. Tenant demand in Stevenage, on the other hand, is tied to London: the scheme is on Lytton Way, the same street as Stevenage station, and there is a direct train to King\u2019s Cross. The highest yield is not in the studios but in the <strong>one bedroom apartments<\/strong> : the studio stays at 5.2% while the one bedrooms sit in the 5.7% to 6.4% band.<\/p>\n<p>That distinction matters: the cheapest apartment does not always give the highest yield. At Nexus the \u00a3265,000 apartment 178 produces a better yield than the \u00a3240,000 studio.<\/p>\n\n<h3>Total Cost: What Do You Actually Pay?<\/h3>\n<p>Many buyers from abroad look only at the apartment price and meet a surprise at completion. Let us work out the real cost on a \u00a3240,000 apartment. Stamp duty (SDLT) in the UK is banded: 0% up to \u00a3125,000, then 2%, 5%, 10% and 12%. Choosing the apartment and reserving it.<\/strong> We settle the floor plan, the aspect and the view. The signature can be made digitally from abroad.<\/li>\n<li><strong>5.
