Levante meets all three conditions: being in Boeotia it falls under the EUR 400,000 threshold, its 130 square metres of internal space clears the 120 square metre requirement, and at EUR 695,000 it sits clearly above the threshold. Because these projects convert existing buildings, the 24% VAT that applies to new construction does not arise either; the buyer pays the 3.09% transfer tax instead.
