What Do You Need to Buy Property in Greece?<\/h1>\n

A passport, a Greek tax number (AFM), a Greek lawyer and a power of attorney to run the purchase; and, if you are aiming for a Golden Visa, a Greek bank account in your own name.<\/strong> There is no special restriction on Turkish citizens, and the whole purchase can be handled by power of attorney without travelling to Greece. The tax number is free and the power of attorney costs about \u20ac160. Total purchase costs come to about 6.73% of the price plus \u20ac684 in fixed items.<\/p>\n

Announced, not law yet.<\/strong> Greece has announced that the property transfer tax on homes bought by individuals who are nationals of countries outside the European Union will rise from 3% to 15%; the announced start date is 1 July 2027 and Turkish citizens fall within its scope. How to get a tax number (AFM)<\/h2>\n

The AFM is the tax identification number issued by the Greek tax administration (AADE) and is used at every step, from buying the property to declaring rental income. You apply at a tax office (DOY) with your passport and address details; there is no fee. For people not resident in Greece, the application can also be made by a lawyer or tax representative holding a power of attorney. The number is usually issued the same day or within a few days.<\/p>\n\n

5. Transfer tax<\/strong><\/td>The 3.09% transfer tax is paid before the title is transferred<\/td><\/tr>
6. Transfer before a notary<\/strong><\/td>The final contract is signed before a notary<\/td><\/tr>
7. Registration and E9<\/strong><\/td>The title is registered with the land registry and the property is added to your tax record through the E9 declaration<\/td><\/tr>
