Dubai or Greece? Residency by Investment and Property Returns Compared<\/h1>\n

Greece if you want residency in the European Union and a lower entry budget; Dubai if you want tax-free rental income and a higher yield.<\/strong> In Greece the Golden Visa starts with \u20ac250,000 conversion projects; the permit lasts five years and allows travel in the Schengen area. In Dubai the property must be worth at least AED 2 million for the 10 year Golden Visa, but rental income is untaxed and gross yields on projects in our portfolio reach 7%. The two meet different needs; the right choice depends on your priority.<\/p>\n

Announced, not law yet.<\/strong> Greece has announced that the property transfer tax on homes bought by individuals who are nationals of countries outside the European Union will rise from 3% to 15%; the announced start date is 1 July 2027 and Turkish citizens fall within its scope.
