Is Buying a Home in Thessaloniki a Good Idea?<\/h1>\n

Yes, for EU residency through the Golden Visa and a second home close to Turkey; not for a high rental yield.<\/strong> According to the Bank of Greece, apartment prices in Thessaloniki rose 4.7% year on year in the second quarter of 2026. The average rent is \u20ac7.7 per m\u00b2 per month, about 16% cheaper than Athens. Golden Visa thresholds are the same as in Athens: \u20ac250,000 for conversion projects. What sets Thessaloniki apart is that the same budget buys a more central location closer to the sea.<\/p>\n

Announced, not law yet.<\/strong> Greece has announced that the property transfer tax on homes bought by individuals who are nationals of countries outside the European Union will rise from 3% to 15%; the announced start date is 1 July 2027 and Turkish citizens fall within its scope.
