Rents are still healthy, but for the same budget Manchester and Liverpool have done better on both prices and rents over five years.<\/p>\n\n<h2 id=\"birminghamin-guclu-yanlari\">Birmingham\u2019s strengths<\/h2>\n<ul>\n<li><strong>Size:<\/strong> the UK\u2019s most populous city after London, with a deep tenant pool.<\/li>\n<li><strong>Employers:<\/strong> HSBC UK is headquartered in Birmingham; law, finance and professional services are concentrated in the city centre.<\/li>\n<li><strong>Universities:<\/strong> the University of Birmingham, Aston University and Birmingham City University create steady demand from students and graduates.<\/li>\n<li><strong>Transport:<\/strong> about 1 hour 20 minutes to London by train. The first phase of the HS2 high speed line between London and Birmingham is under construction; its opening date has been pushed back several times and remains uncertain.<\/li>\n<\/ul>\n\n<h2 id=\"dikkat-edilmesi-gerekenler\">Points to watch<\/h2>\n<ul>\n<li><strong>Flat prices are standing still:<\/strong> many towers have gone up in the city centre over the past decade. When you sell, you compete with many similar flats in the same building and nearby.<\/li>\n<li><strong>The council\u2019s finances:<\/strong> Birmingham City Council issued a section 114 notice halting spending in 2023, followed by council tax rises and service cuts. Although tenants usually pay council tax, it affects how attractive the area is.<\/li>\n<li><strong>HS2 may already be priced in:<\/strong> some projects are marketed on the value uplift the high speed line will bring. That is a gross buy to let yield of about 5% to 6%; after the management fee, service charge and voids, net yield falls to 3.5% to 4.5%.
