What Does Buying a Home in Greece Cost?<\/h1>

Set against the price of a Greek home, the cost is roughly 6.73% of the price plus about \u20ac684 in fixed items.<\/strong> On a \u20ac250,000 flat that means about \u20ac17,500 on top. The largest item is the 3.09% transfer tax.<\/p>\n\n

What the residence application itself costs<\/h2>\n

If you take the Golden Visa route, application items land on top of the property costs: \u20ac2,000 in state fees for the main applicant, \u20ac150 per family member, \u20ac16 per person for the residence card and health insurance of \u20ac160 to \u20ac750 a year depending on age.<\/p>\n\n

VAT on new buildings: suspended until the end of 2026<\/h2>\n

As a rule newly built homes in Greece carry 24% VAT, but that liability is suspended, and the suspension was extended by Law 5246\/2025 to 31 December 2026<\/strong>. While the suspension applies, the sale of a new building is subject to the 3.09% transfer tax instead of VAT. The choice belongs to the developer: whether the suspension has been elected for unsold homes varies from project to project, so it should be confirmed in writing before the contract. Conversion and restoration projects do not attract VAT in any case.<\/p>\n\n

An announced change: a 15% transfer tax for non-EU buyers<\/h2>\n

In September 2026 the Prime Minister of Greece announced that the property transfer tax on homes bought by individuals who are nationals of countries outside the European Union would rise from 3% to 15%<\/strong> . The announced start date is 1 July 2027<\/strong>. Turkish citizens fall within its scope.<\/p>\n
